An oil finish both preserves the wood and accentuates its natural beauty. For this treatment, you would blend linseed oil and tung oil. Virgin wood needs multiple coats - anywhere from three to 20 layers.

Apply this mixture with a large bristle paintbrush and let the wood dry overnight. Apply more coats as needed.

Oil may need to be periodically reapplied for maintenance. For example, homes with wood floors need a new coat about once per year.

Commercial Sealants

Your hardware store will typically stock various kinds of varnish, polyurethane, or lacquer. These are highly recommended for their waterproofing benefits.

  • The category of water.  There are three classifications of water from clean water to severely contaminated: 1, 2, and 3.  The more contaminated your water, the more will have to be done to clean and make your home safe again--which will extend the timeline of restoration. 
  • The contents in your home.  If the water flooded a room with many items, it’s very likely that those items will have to be moved to the restoration can be done properly.  
  • The weather.  To dry quickly, warm, dry air will have to be introduced into your property while eliminating excess moisture and humidity.  If the weather outside is adding to the moisture in the environment, your timeline may be extended as the drying equipment has more work to do than usual.

A water spot signals an issue that may lead to further damage such as electrical problems. It may be necessary to cut a hole into the ceiling to inspect for leaks and check the condition of the joists.

Below are common causes of water damage.

Roof

Sometimes the water isn’t coming from the dwelling but from the sky. If the stain is on your ceiling and no plumbing is passing through this area, it’s likely there is a leaky roof issue.

Shingles may need to be replaced, and seals may need to be redone on the roof above the damaged area. A roof inspection may be needed to check for further damage beneath the shingles, such as a failing waterproofing layer.

Pipes

Of course, the other source of water in a home is the plumbing that carries running water into the house. It’s common for water to run along the rafters and drop to the ceiling.

When the roof seems to be in good shape with no leaking issues, this calls for a plumbing investigation. Check for potential plumbing issues surrounding the stain.

Step 2: Determine the Extent of the Water Damage

A multipoint inspection uncovers any additional damage or contributing factors to the leaks around the walls or ceiling. This is especially important for finding and eliminating mold or mildew from the home.

For example, if you find a leak around your shower, this may be an indication of a bigger problem. The deterioration of pipes, the radiator, caulking, or the shower pan are common issues with damage around a shower.

The older a home is, the more chances there are for things to break down. For example, caulking in the bathrooms only lasts about 10 years and should be redone as needed.

Shower pans wear out (with plastic ones having a shorter shelf life). If you suspect the shower pan is giving way, you should check the subfloor. For those in a pier and beam structure, this involves entering the crawl space beneath the house. Check the floor joists for further signs of water damage. 

An aging radiator may also cause leaks. Such leaks are caused by a breakdown of joints, valves, fittings, or vents. Rule out this potential cause with a close inspection of your radiator unit.

Any of the above tasks may involve removing wall partitions. Hopefully, you can keep these pieces intact so that they may be put back (wall sections with mold or mildew should be replaced with new materials). If you can reuse these pieces, we’ll go into how to fix a water stain on the ceiling.

Step 3: Fixing the Ceiling Water Stain

If the stain is from a water leak that was repaired a long time ago, you can cover the water stain on the ceiling with the following methods:

  • Bleach solution
  • Oxiclean solution
  • Removing with sandpaper (This may worsen the look of the ceiling. This might be acceptable for a utility space such as a garage).
  • Drywall replacement
  • Paint

Removing ceiling water stains with bleach is a more popular method.

How to Remove Water Stains From the Ceiling Without Painting

Because it can be hard to match old paint and have it blend well, we recommend trying the bleach method first for ceiling water stain repair. Bleach is a widely used stain remover for clothing and linens, so it makes sense that it would remove a water stain from the ceiling.

Steps For Removing Water Stains From The Ceiling With Bleach

  • Assemble your supplies: 
    • Ladder
    • Gloves
    • Safety glasses or goggles 
    • “Paint clothes” (that you wouldn’t mind getting damaged)
    • 2 containers
    • Sponges (at least 2)
    • Bleach (or Oxiclean as an alternative)
    • Water
    • Tea towel
    • Drop cloth (to protect carpeting)
  • Clear the area below the ceiling. Remove anything that would become damaged and discolored by the bleach. Bleach stains are permanent. Put down your drop cloth (if needed).
  • Put on your work clothes, goggles, and gloves.
  • Ensure the room is well ventilated with either an open window or fans.
  • Mix 1 part bleach with 3 parts warm water into one container and have a second container with water. (For Oxiclean, mix 1 scoop or 2 tablespoons with 1 pint of warm to hot water.)
  • Dip one sponge in the bleach solution and wipe the stain.
  • Rinse with a second sponge soaked with plain water.
  • Dry with a tea towel.
  • Repeat as necessary.

Hopefully, this method will save you a trip to the home improvement store. If not, you can try painting it.

How to Fix Water Stains on the Ceiling with Paint

When bleaching doesn’t work, the damaged wall can be replaced or the stains can be painted over. Cutting out the stains and replacing the drywall is an option, but it’s extra work.

Steps to Paint Over a Stain

  • Gather supplies:
    • Ladder
    • Safety goggles
    • Paint clothes
    • Drop cloth
    • Paintbrushes or paint rollers (if not using spray paint)
    • Oil-based undercoat
    • Stain-blocking or stain-sealant primer and paint. (For best results, select products intended for water stains.)
    • Clear the area of any items that may be damaged by substances and spread out your drop cloth.
    • Prep the affected area by cleaning it (see bleach cleaning directions above) and let it dry. Sanding off some of the stains may also prep the area.
    • Remove any loose paint flakes.
    • Apply the oil-based undercoat and let it dry overnight.
    • Carefully apply the stain-blocking primer. Kilz is a popular brand for this. (Upshot makes a spray-on product intended to match with aged white ceilings.) Let the primer dry.
    • If the stain still shows, apply another coat. (Two coats is usually enough.)
    • Assess the appearance of the primer. If the stain no longer shows and it looks acceptable, adding coats of paint isn’t necessary.
    • For a finishing touch or to make the repaired area blend in with the rest of the ceiling, apply the best match shade over the primed area.
    • Apply one coat of paint at a time until you achieve the desired look. (Retexturing the ceiling may be required.)

Before long, you’ll have a ceiling that looks normal again and blends in with the room as it should.

There’s no arguing that bathroom overflows are an unwelcome interruption in your day to day life. When a toilet or a sink overflows, it can make a big, wet mess.

Sometimes kids wash their hands or brush their teeth at a sink and forget to turn the water off. When a sink is properly draining, the basin won’t fill up while the faucet runs. But when running water fails to drain, whether it’s due to hair stuck in the drain, or something else blocking the pipes, you may walk in on an unpleasant surprise - water spilling over the sides of your sink. 

Often, you’ll find a sink that shares plumbing with a dishwasher or a washing machine. A gurgle is heard through the sink as the machine drains, but if the pipes are blocked, the wastewater will make its way up through the sink.

Aside from being a rude interruption to any otherwise normal day, sink overflows may cause damage to the subfloor or growth of bacteria and mold. Delayed action could require Dallas mold removal and could also mean further damage that leads to costly repairs. Luckily, there are simple steps you can take now to tackle overflow issues. 

My Sink is Overflowing! What Should I Do?

Once you’ve turned the faucet off, investigation of the blockage begins. A kitchen sink filling up with water is due to the drain overflowing, so we’ll zero in on troubleshooting the drainage set up. Below are some things you can try before you call the plumber.

1. Check the Garbage Disposal

With enough water in the drain, run the garbage disposal. If the water starts to empty out properly again, then the disposal line is now clear and the problem is solved. Issues with the garbage disposal can cause drainage problems for dishwashers, so make sure the garbage disposal is run regularly and stays clear of obstruction.

2. Try Boiling Water and Salt

(Please use caution when handling boiling hot water)

Sometimes stubborn clogs need a little push out of the way. Boiling water works well for this. Start off by pouring half a cup of table salt down the drain. 

 Fill a pot with water and bring to a boil. Pour all of the hot water into the sink. If the clog does not clear out the first time, you may repeat this step once more.

3. Baking Soda and Vinegar

If you’ve done school science experiments, you’ve probably witnessed what happens when baking soda and vinegar interact. It bursts with bubbles and foam. Imagine this expansive reaction in a confined space like a drain and how it would move clogs along and out of the way.

Start off by putting a cup of baking soda into the drain. Then pour a cup of white vinegar down the drain. As you would with the salt treatment, follow up with pouring a pot of hot water down the drain.

Some advise against using chemical drain cleaners because it can cause cumulative damage to the plumbing and it’s not environmentally safe. 

4. Use a Plunger

If the above suggestions were unsuccessful, it’s time to get out the tools. Sometimes a double sink has only one drain that is blocked. In this case, you’d seal the clear drain with a stopper. Next, position the plunger to cover the drain hole. Add enough water to cover the plunger’s bell so it seals well with the drain. Use the plunger with the same repetitive motions you would use with a toilet.

5. Clean the P-trap

The p-trap is a u-shaped point near the drain used to help keep odors out of the room. It is usually u-shaped and can be found near the opening of the drain, directly under the sink.

Hopefully, it won’t come to this, but a blockage in the p-trap may need to be cleared. 

For this fix, you will need a bucket, a wrench to remove the lock joint nuts, and something bendy to send through the curved pipe (like a coat hanger). 

Find the p-trap under the sink. It will be U-shaped like the curve in the letter P. Place a bucket underneath the p-trap. While holding the p-trap pipe, loosen each nut with the wrench. 

Carefully remove the p-trap pipe. Some water may spill out and that is what the bucket is for. 

Use your flexible tool to push out any blockages. If you feel the coathanger pushing against something, but it won’t clear, you can try a plumbing snake. Move the instrument around inside the pipe thoroughly to clear out any remaining debris.

If another faucet is available, try running water through the trap to see if water passes through easily. Once you’ve cleared the piping, put the p-trap back on and tighten the joint nuts securely.

Sometimes vent blockages for the washing machine can get clogged and cause draining issues. Locate the vents for your washing machine or kitchen sink and check the vents for blockage.

If you’ve tried every practical measure and the problem persists, contact a trusted plumber.

The next task is to clean up the areas affected by the overflowing sink.

A thorough response now saves you from other problems like damage to nearby materials and structure or contamination. The key is to remove as much water and moisture as possible.

Overflow Cleaning Procedure:

  1. Mop up as much water as possible from floors, pantries, and cabinets.
  2. Leave cabinets and doors open so that all dampened areas have a chance to dry out. 
  3. To more thoroughly dry out the area, use cross-ventilating electric fans. 
  4. Thoroughly clean all surfaces with antibacterial cleaner.

If after some time construction materials like wood are still damp or there are signs of mold/mildew growth, remove and replace the affected items.

  • Grease - Hot grease looks clear and fluid like water, but when it cools it becomes gummy. Fatty grease and oil will build up along the sides of plumbing and create stubborn clogs.
  • Hair - Loose hair clogs up a vacuum cleaner hose and it will do the same to your drain. Bathroom sinks are especially susceptible to hair clogs because it’s a place for personal grooming. Use a cover that collects the hair but still lets the water through the drain. This way you can swiftly toss the hair collection into the trash instead of having to fish it out of the drain.

Sink strainers can also catch things you don’t want to get into the drain like expensive rings, fallen eye contacts, and small toys. These sink accessories are typically inexpensive and are found in stores everywhere.

Stabilize Your Roof

It can be argued that in a wind situation, the roof is the most vulnerable part of a home. Obviously, one reason is that it’s generally the first structure to be hit with the elements. But, more importantly, strong winds can affect the air pressure in a way that causes a roof to be lifted from its support. If that wasn’t clear, we’ll say it in another way: Wind can rip your roof right off of your house. 

First and foremost, regular roof maintenance is key. Clean your downspouts and gutter guards. Also, check on your roof at least twice a year. Look for issues like moss, cracks, or damaged/missing shingles. Any problems should be addressed as soon as possible. If you notice evidence of water leaking into your attic (i.e. stains on sub roofing or moisture on attic walls), you should consider a water damage inspection.

When it comes to upgrading a roof for protection, a good strategy is to utilize roof to wall attachments. A simplified way of explaining this is it’s the process of attaching heavy-duty straps or clips from the roof of a house to its structure.

In addition, you may also want to employ a sealed roof deck. Basically, this is a layer of protective material that stays in place underneath your “main” roof. In the unfortunate situation of a roof being blown off of a structure, it helps prevent water and debris from getting into the home and causing undue harm.

Understand Your Insurance Coverage

We’ll admit this isn’t necessarily a home upgrade in the traditional sense. 9. Lift Draperies Off The Wet Floor

Loop the bottom of your drapes through clothes hangers and place the hangers on the drapery rod.

Water damage restoration after a serious flood - seems impossible? Think again. Effective and total restoration after a flooding event is completely possible, especially with professional help. Depending on the extent of the damage, the restoration efforts will have different specific steps, but the general focus areas remain the same.

We’ll take a much closer look at a few important steps of dealing with water damage. Feel free to jump around:

Upholstery and Carpet Water Damage

When water invades your home, upholstery (fabric) and carpets are typically the first victims. If there is even half an inch of water in your house, that’s more than enough to completely submerge your first floor’s carpeting - which is no good.

But, there is a silver lining….

If the flood was caused by a broken pipe, an overflowing bathtub, or another source of clean water, there’s a very good chance your upholstery and carpet can be restored to its original condition. It just needs to be dried and cleaned, depending on the extent of the damage.

  1. If there is a wire sitting in a standing pool of water (especially if the wire isn’t heavily insulated), do not touch that pool of water. Remember, water conducts electricity, and touching water surrounding an exposed and live (powered) wire can be as dangerous as touching the wire itself.
  2. If wires were submerged in water and the water has now drained or evaporated, the wires should be replaced as soon as you can get an electrician to do the work. Even if everything looks safe, the wires may have been compromised by the flooding.
  3. Not all wiring will necessarily need to be removed. Consult with an electrician and/or a water damage specialist to determine your next steps.

With that out of the way, let’s talk about exposed electrical wiring in a flood and how you should address it.

Bad wiring is not as uncommon as you may think. If your house was built more than 10 years ago - and you were not the first owner of the home, it can’t hurt to have your wiring inspected by an electrician. But that’s beside the core point of this message.

Ground-rule #1 of our electrical ground rules is to avoid pools of water. As a refresher, that’s because live wires in water send the same amount of electricity through the water as they do through the wire, themselves. If your wiring is not properly or completely insulated (wrapped in a non-conductive material like rubber), then the risk of this situation is much greater.

Another concern we have is the potential for wires concealed in your walls to become exposed during a large-scale flood.

Remember, water is a strong force that can move through tiny holes in lots of different materials, giving it the power to turn a small fissure into a large crack. After a flood, there’s a chance you’ll find some exposed wires that were previously hidden from sight. That also means that new exposed pathways (in walls, typically) are created by the flow of water, increasing the potential for electrical wires to come into contact with the floodwater.

Water does not mix well with electricity. Of course, the biggest sign of sink-related leaks are pools of water rushing out and ruining your nice shoes when you open up the cabinet. Plus, with social media as prevalent as it is nowadays, there are many accounts that you can follow to stay updated wherever you are.

If by any chance a storm catches you outside, avoid walking through flowing water as you risk drowning. Remember that six inches of fast-moving water can knock you off your feet. And, when it comes to driving, you especially want to avoid rushing water.

Remember the slogan: “turn around, don’t drown!”

Stay on High Alert

Always be on the lookout for alerts from weather departments and the authorities. For example, the authorities may send out an alert advising people to leave their homes to head for a safer location if coastal flooding or a similar event is expected. Always act as advised to avoid injuries and potentially life-threatening danger.

Water Mitigation and Mold Remediation in Dallas

What was already a difficult situation for the Johnson family became more of a headache when they found out their flooded home had mold growing underneath their flooring.  The mold was discovered during water damage cleanup when a severe storm flooded their backyard and the water flooded their kitchen and living room. What was supposed to a typical Dallas flood damage repair in Dallas ended up also becoming black mold remediation.

Months before the storm, the Johnsons had what they thought was a small leak behind their refrigerator.  They called a plumber who fixed the leak, and the family mopped up the water themselves. They thought that would be the end of their small water damage, but it was only after their floor was ruined after the storm and the boards were pulled up that they realized their previous water damage was actually the cause for mold growth underneath their wood floors.

Dallas Storm Damage

When a severe storm in Dallas dumped inches of rain in a matter of a few hours, the Johnson’s yard began to flood.  The family attempted to keep the water out by putting all of their towels underneath their sliding door to their backyard.  Yet, the water still rose above their door’s threshold when their drainage system became clogged from storm debris.

When our technicians arrived at the Johnson's house, the first thing we did was remove the storm damage debris from their yard in an effort to help the yard drainage begin to work.  This helped alleviate some of the problem, but there was still water inside the house that needed to be extracted immediately.

Contaminated Water

Water from floods that rises from the ground up is considered to be contaminated.  We consider this water to be Category 3 which means it has the potential to be hazardous to a person’s health.  The reason flood waters are considered contaminated is because they have touched the ground where many pesticides and other unknown factors have mixed with it.

When our technicians are cleaning Category 3 water, they take into consideration the safety of all occupants.  We spray sanitizer before and after water removal to make sure that everyone is safe during the water removal process.

Demolition

Because storm damage water is contaminated, properties that experience flooding need demolition.  This is why many homes that needed flood cleanup in Texas after Hurricane Harvey had a portion of their drywall cut and removed.  For the Johnsons, this was also the case. The drywall the water had touched was permanently ruined and had to be removed. Unfortunately, this was also true for their flooring in their kitchen and living room.

It was when the kitchen and living room flooring was being removed that we found mold growth underneath the boards.  Because the family had called us immediately when the water came in from the storm, we knew that not enough time had passed for mold to begin growing from the storm’s water damage.  Instead, what we found was mold from their previous water damage which we traced back to their refrigerator leak months ago that was not properly remediated.

It was at this point that what was already a difficult situation for the Johnson family became more of a nightmare as we needed to now include mold remediation as part of their cleanup project.

Mold Inspection

Upon discovering mold, our licensed mold contractor visited the Johnson’s property.  The mold that was present in the house was on the kitchen floor and the adjoining living room floor. We came up with a mold remediation plan and got to work immediately.

Black Mold Removal in Dallas Fort Worth

In order to prevent the mold from going airborne and traveling to other portions of the Johnson’s family house, our technicians installed mold containment.  Mold containment is when we isolate the mole infested areas in the home with a floor-to-ceiling covering. We also installed HEPA vacuums two remove airborne particles.  For the Johnson family, this meant that mold containment was set up both in their kitchen and their living room.

With the containment set up and the HEPA vacuums running, our Dallas mold remediation technicians removed the Johnson’s flooring and began removing the black mold in their home.

It’s not uncommon to find black mold in Dallas Fort Worth, especially after water damage restoration.  The natural environment found in our area of the world is conducive to this type of mold. While many articles have been written about mold symptoms related to the toxicity of black mold such as Stachybotrys Chartarum, there are actually thousands of different types of molds, many of which also have a black color.

Structural Drying

Because of the Johnson’s flood, we had to make sure that their property was properly dried.  Correct structural drying helps prevent damage to walls and flooring, and it also helps prevent future mold.  Our team set-up dehumidification equipment and created a drying plan. The Johnson’s property was monitored every day to make sure that our drying plan was proceeding and working to plan.

Every insurance policy is different, and only your insurance company can tell you what your policy covers in the event of water damage to your home.  If your insurance company considers your water damage to be caused by a flood, they may not cover your claim. Do you have water damage in Dallas?

You may be wondering what is about to happen, how long the remediation process is going to take, and, if you’re filing an insurance claim, how to navigate this claim with your insurance adjuster.  

While every property is different and requires its own plan of action, our office follows a general guideline for every water damage.  This process has been refined for decades and is scientifically proven and accepted by the restoration industry.

When you call our franchise for water damage, this is what you can expect:

24 Hour Emergency Service

Our franchise is available for 24-hour emergency service.  When you call, our on-call manager will ask you a few questions that’ll help our crew prepare for dispatch.  We’ll ask for:

  • The size of your property
  • The number of rooms and affected
  • The type of flooring in each room
  • The source of the water damage
  • Ask if you are filing an insurance claim

Cutting off the Source of the Water

It’s important to cut off the source of the water damage as fast as possible.  Leaking pipes can be stopped by shutting off the water to that area of your home or by cutting off the water completely from the street.  If you need assistance, please call a plumber.

If the source of water damage is from a leaking roof or ceiling, please let our on-call manager know so our technicians can be prepared to install temporary tarping.

Home Inspection

When we arrive, we’ll ask to inspect your property.  We will start at the source of the water damage and work our way outwards.  We may ask to go into rooms where the floor may appear dry. The reason for this is that we need to test the walls or ceiling to ensure no water is hiding in them.  The goal is to find all the affected areas and prepare a remediation plan.

Insurance Documentation

We’ll start documenting the water damage by taking measurements, photographs, and taking a digital sketch of the affected areas of your room.  All documentation is uploaded to a secure, proprietary program owned by SERVPRO. This documentation may be shared with your insurance adjuster if you are filing a homeowner's insurance claim.

Our crew members will also ask you to sign documents authorizing us to start work at your home.  

Disinfecting

If the water isn’t clean, we will disinfect the affected areas like the flooring and portions of the wall.  Our disinfectant is EPA registered and OSHA compliant. It is used for the safety of all occupants in the building and our water damage technicians.  It is sprayed and allowed to dwell for an appropriate time to be effective.

Water Removal

We will remove all standing water from the home.  Water is removed using either portable extractors or a truck mount extractor that is attached to our service vehicle.  Our technicians will move furniture as necessary to reach all the water. If necessary, they will also remove or detach the carpet and floorboards.

Carpet Removal / Drying Setup

If a room with carpet has been affected, our technicians will either remove the carpet or detach it. Our decision will be based on water classification.  

If the water is clean, we will most likely only need to temporarily detach the carpet in order to set drying equipment underneath it.  If the water is gray or black (contaminated), then the carpet is not salvageable and will have to be removed.

Our technicians will keep a sample of your carpet and take it back to our office where it will be tested for the color and textile type.  We will prepare a report of your carpet’s type and send it to your insurance adjuster so it can be replaced with one of like quality and color.

At this time, our technicians may also have to remove baseboards and possibly drill small holes on the base of your drywall.  The air holes will allow our equipment to dehumidify and spread warm, dry air and dry your property properly. Many times, the baseboards are salvageable and can be reattached to the walls after the drying process is complete.   

Equipment Setup

We will set up the professional drying equipment around your home.  Our most common equipment is the use of air movers and dehumidifiers.  For larger properties, a desiccant is used. For a property with specialty floors or unique circumstances, other drying equipment may be used.  

Our equipment will remove the humidity from the property and introduce warm, dry air into each affected room.  

Please keep the following in mind:

  • Our equipment will make noise.  We understand the noise may not be ideal.  All equipment we place is necessary to achieve a dry state at the speed we need in order to reduce the risk of mold growth.  As we get closer to our drying goals, our technicians will remove the equipment.
  • Do not move the equipment.  All pieces are strategically placed.
  • Do not shut off the equipment.  Our machines are meant to be run throughout the day and night in order to achieve the results we need.  Turning off the equipment will cause a delay in the drying process.
  • Some equipment may appear to turn off at times.  This is normal. The equipment is defrosting and will turn back on when it can continue the dehumidification process.
  • Do you think a piece of equipment is malfunctioning?

Drying Monitoring

We will schedule a time to visit your property each day to monitor our equipment and record atmospheric readings.  We use our data to validate our drying process. This data is also sent to your insurance adjuster.

How long the drying process takes depends on a variety of factors.  Even the temperature outside can affect the speed of drying! Structures are typically dry in less than a week.

You don’t have to be home for our technicians to complete their daily drying monitoring.  Just let us know you can’t be home, and we will install a temporary lock box to let ourselves in and out of your property.  

Filing an Insurance Claim

We’ll do the majority of the heavy lifting to make sure your insurance claim is processed.  When you experience water damage, give your insurance provider a call and receive a claim number.  Tell them you have chosen SERVPRO as your restoration provider. By law, your insurance provider must honor your choice of restoration company, regardless of what they or an adjuster suggest.

Then, give us your claim number and our office will contact your insurance provider to begin the claims process.  Throughout the project, the documentation our technicians obtain will be forwarded to your adjuster. By the end, our invoice will be sent to your adjuster, and we will work with them to collect payment.

Insurance Payout

Every job and every insurance policy is different, so we cannot say what your water damage will cost without visiting your property and visually inspecting the damage.

If you are filing an insurance claim, you will be responsible for your insurance deductible.  This is the amount of money a homeowner owes before your insurance covers the rest of the invoice.  Please ask your insurance provider what your deductible amount is.  Your deductible can be paid directly to our office using a major credit card, wire transfer, or check.

What if your insurance won’t cover all or part of your claim?  We will let you know what your adjuster has agreed to pay for. If there is work you need completed that isn’t covered, our office will work with you.

Yellow Stain on Ceiling After Water Damage

You’ve likely seen a brown sport or a yellow stain on ceiling drywall somewhere, like a living room ceiling.  These yellow stains with light brownish borders are water spots, which are often caused by a roof or pipe leak above the ceiling where the spot is located.

Many DIY websites advice you to find and fix the cause of the leak and then apply latex paint on the spot on the ceiling to cover up the stain.  

But you also need to check for moisture! If you have a water damage and don’t properly dry the area it affected, you are setting up an environment ready for mold growth.

Moisture Leads to Mold in Attic

Since we tend to see these water stains on a ceiling, we tend to spot the area of trouble coming from the attic.  Some homeowners and commercial property managers that have called us have followed DIY advice websites but forgot to check for moisture.  What this means is simply that they didn’t properly dry their attic after finding a water damage, which many times is caused by a roof leak.  The result was an attic space that remained dark, warm, and humid. In other words, the attic became a prime spot for different types of mold growth.

The problem of indoor humidity is also common in places where hot water is used.  For example, bathrooms where a hot shower is run at least once a day are prime spots for moisture problems.  A simple solution is to turn on the exhaust fan after running hot water. This lets the humidity leave the room which will help with possible mold growth.

Underestimating the Water Damage Restoration Process

Many people underestimate the water damage restoration process, and we can understand why.  On the surface, it all looks simple enough. Extract the water, set down drying equipment, and you’re done.  However, there is science behind the decisions made by professional water damage restoration companies.

For us at SERVPRO of North Irving, every decision is data driven.  Our technicians use a sophisticated program that uses psychometric measurements and principles to set just the right amount of drying equipment.  We’re also trained to place that equipment in the correct places to maximize the efficiency of our professional machines. Finally, we visit every water damaged property every day to monitor atmospheric readings that tell us how well the drying process is going and if we need to make any changes.

What If I See a Water Spot on My Ceiling?

Don’t wait to get it taken care.  Since the spot is a symptom of a problem in the space above it, delaying getting it fixed may result in further damage to your property.

  1. Find the source of the leak and get it fixed.  

The leak will likely be from a slowly leaking pipe or small roof damage.  In the case of roof damage, we will install an emergency roof tarp to prevent other types of weather from entering your home.  Our reconstruction team can give you a bid to permanently fix your roof, or we can work directly with your insurance company to process your roof damage claim.

  1. Check for wet structure and materials in your attic.  

We will inspect your attic and find all the wet spots.  Our team of technicians will set up the right professional equipment to start the drying process.  We will monitor the equipment and atmospheric readings of your attic every day until we know its been dried to goal.

Any insulation that is wet will have to be removed.  We will bag it and vacuum the area to get the space ready for new, dry insulation.

If we find that any material has been permanently damaged due to the water damage, it will be removed and replaced.  It’s especially important to replace structural elements a home needs to stay stable like cross beams. Our reconstruction team will get involved if any rebuild needs to happen.

  1. Perform a mold inspection and, if needed, mold remediation.

If we find a mold problem in your attic,  we will begin mold remediation steps.  If the mold growth is small (under 25 contiguous feet), then Texas Mold Law allows us to start mold remediation immediately.  If the mold growth is large (over 25 contiguous feet), then we are obligated to file the mold project with the State of Texas.  We have handled both situations hundreds of times for all kinds of mold, and we will walk you through it every step of the way.

  1. Inspect your ceiling.

If your ceiling is intact, dry, and safe, it’s okay to leave it as is.  If you’d like it repainted to match the rest of your ceiling, this can easily be scheduled.  

If your ceiling has suffered permanent damage, we will cut out the damaged portion and dispose of it.  A temporary ceiling cover will be placed to protect the room from the work happening in the attic. The damaged portion can be rebuilt by our reconstruction team and painted to look at like the rest of the ceiling.  

Filing an Insurance Claim

If you choose to file an insurance claim, we’ll be there to help.  We routinely work with every insurance company to process our customer’s claims.  

Once you receive a claim number, the administrator assigned to your file will make contact with your insurance adjuster and begin the paperwork.  We will send your adjuster daily updates and documentation of the work being performed. If you ever have any questions about your claim, your administrator will be ready to help.

Emergency Water Damage Services After Frozen Pipes

It doesn’t happen often in Dallas, but severe cold weather is when our office receives a jump in calls from homeowners and businesses needing emergency water damage services.  

The cause of the water damage is almost always the same -- a water pipe bursting after it freezes.

A water damage caused by a pipe bursting can cause damage to a property if it's not addressed quickly and correctly.

24 Hour Emergency Water Damage Remediation

Our office has a 24 hour emergency line to receive all requests for emergency water damage remediation.  We can usually respond to all emergency water damage calls within 4 hours of a call, even in the middle of the night.  If wintry weather conditions prevent us from meeting our 4 hour commitment, we will call to let you know. Our policy is never to promise a time that we cannot keep.

Don’t Wait for Water Cleanup Services

Secondary damage is the damage that is caused to your home or its contents when a water damage isn’t taken care of quickly.  Some insurance policies may partially deny a water damage claim if they can prove a property owner purposefully ignores efforts to have their water damage taken care of in a timely manner.

Mold problems begin about 48 hours after a water damage.  

  • The Water Damage will Expand

The longer materials are wet, the lower the chance they can be saved.  This will increase the price of your insurance claim.

Water becomes more contaminated the longer it sits.  Even if the water damage comes from a clean source, like a water tub overflowing, if the water is allowed to sit, bacteria will be introduced.  If we do not remove the water, it will cause the severity of your water damage to grow and the risk of having to permanently throw away contents and structure increases.

Secondary damage from water is often preventable if you act quickly.  Secondary damages include floors buckling and water being absorbed by additional materials that may have initially resisted it, like walls and furniture.

Mold Problems

If your property isn’t properly dried after a water damage, then mold and mildew may start to grow in as little as 48 hours.

Mold is a naturally occurring fungus.  It’s present in all kinds of environments, both indoors and outdoors.  Mold spores are microscopic and spread through the air, which makes mold growth easy when its disturbed by air.  The best environment for mold growth is a dark, warm, and humid room. We often see the need for mold remediation in rooms where a source of water is introduced, like a frozen pipe bursting.

Our mold remediation specialists will inspect and dry wet areas.  The area around the frozen pipe will also be inspected and dried properly.  Many mold removal jobs we are called to do are due to slow leaking pipes that the homeowner, unfortunately, didn’t know about until the mold had eaten through their drywall and spread to other rooms of their house.  Since we will need to cut through the drywall to reach the pipe, we will take advantage of this situation and perform a mold inspection to make sure mold growth is not a problem.

If the pipe is hidden behind drywall, rest assured that our reconstruction team is capable of replacing it after the pipe has been fixed.

Winter Water Damage Prevention

The best way to prevent water damages is to be proactive in its prevention.  While it’s not always possible to prevent a disaster, the severity of the water damage is often lessened when homeowners are prepared.

  • What’s the weather forecast?

Keep an eye on the weather and prepare if below freezing temperatures are on the forecast.  Be especially vigilant for winter weather storms.

  • Winter Storm Watch

A watch means the conditions are good for a winter storm to occur, but we’re not sure if one will happen or not.  

  • Winter Weather Advisory

This refers to a storm that will produce 3-5” of snow in less than 12 hours, sleet, freezing rain.

  • Freezing Rain Advisory

A freezing rain advisory means there will be ice accumulation of less than .25 of an inch.

  • Winter Storm Warning

A winter storm warning means there will be more than 6” of snow in less than 6 hours, more than 8” in less than 24 hours, or more than half an inch of sleet.

  • Ice Storm Warning

I Need Water Damage Remediation in Dallas. What Now?

Dealing with water damages are not something our customers ever want to do - and with good reason. We understand the stress and inconvenience that comes when your bathroom, kitchen, or living room are suddenly flooded.  Sometimes the homeowner may be present when the water damage happens and is able to shut off the water. Most of the time, water damage is just a bad surprise that people come home to after a day of work or vacation.

The SERVPRO water damage has been proven to work.  When we arrive, we will inspect the extent of the water damage and begin extracting all the water.  Our crew will document all affected areas and begin the documentation process for your insurance claim (even when an insurance claim is not filed, our documentation process is still the same).  

It’s important to perform water removal services as fast as possible.  The longer the water sits, the more it will soak into materials like floors and walls. Fast Dallas water removal also helps prevent mold damage and mold growth.

4. Water Damage Drying and Monitoring

Once all standing water has been extracted, we will set up water clean up equipment to begin drying your home.  We will place air movers, dehumidifiers, and other specialty equipment for hard to reach places. After your property is dry and clean, we will send one of our Reconstruction Project Managers to assess any permanent damage the water may have caused.  They will submit documentation and work with your insurance to get all necessary reconstruction approved. Once we get the green light from your insurance provider, we can repair your property.  This service is part of what makes our office a complete water damage restoration service.
