Powerful storms have a tendency to damage structures, and a damaged structure that is left untreated for too long will deteriorate faster over time. Whether it’s your home or your business, you always need to make sure you have a safe setting for occupants.

A home that’s damaged has the potential to harm family members. When your home’s structure is afflicted, certain areas of your house — or even the entire structure — are potentially hazardous.

For example, if a leak has seeped through your ceiling, it has the potential to collapse. if your walls were damaged, in due time, they can crumble and collapse as well.

Untreated storm and water damage can also promote mold growth, which can irritate occupants.

Likewise, the same things can happen at a commercial property, and you don’t want any of your employees injured. Of course, these hazards can all be avoided when you get the restoration you need as fast as possible.

To keep people safe, don’t wait too long to start repairs. Make sure your building is assessed with professional Dallas water damage restoration.

Top 5 Things to Do in Dallas When Flash Flooding Occurs

9/29/2021 (Permalink)

flood damaged suburban house If flooding has damaged your home or commercial building, it’s vital to get professional help to restore water damage.

Flash flooding is all too common. The National Resources Defence Council (NRDC) says that floods are the most common natural disaster in the United States. Unfortunately, reports indicate that Texas has had the most deaths related to flash floods in the past 36 years. So, knowing what to do when a flash flood happens in Dallas could save your life. This article provides some handy tips on how to act if a flash flood happens in your area.

Has a flash flood damaged your property recently? If so, SERVPRO water damage restoration services help residents in Dallas get back to normal after flood damage. Call us 24/7 at (972) 986-7677 for a free estimate.

What is a flash flood?

A flash flood describes a weather event where heavy rain over a short period causes river levels to rise quickly. Factors that contribute to flash flooding include soil type, topography, and vegetation growth and density. In many cases, urban areas are at greater risk of flooding because water can’t penetrate the ground.

The danger of flash flooding is that it catches people off guard. Sudden, fast-moving water can trap people in vehicles, their homes, or at work. Of course, it’s almost impossible to protect properties against a raging torrent of floodwater and mud.

How to protect your family when flash flooding occurs

Many areas of Dallas are prone to flooding. Here is some helpful advice on what to do if heavy rainfall or tropical storms result in severe urban flooding.

1. Know the flood warnings

If there is a flood risk, the National Weather Service issues two types of warnings:

  • Flash flood watch — The means that intense rainfall has created conditions favorable for sudden flooding.
  • Flash flood warning — A flash flood is imminent or occurring. Sudden flooding can happen so fast that there’s no time to issue a flood warning alert.

2. Have a family disaster plan and preparedness kit

Before any disaster occurs, have a flood-specific plan about what to do in an emergency. Consult with FEMA flood zone maps to see the risk of a flood event in your area. Your evacuation plan should include a route to reach higher ground if a flood disaster occurs.

Additionally, each home should have an emergency kit that includes the following:

  • A flashlight
  • Hand-crank radio to listen to NOAA weather radio
  • First aid kit
  • Copies of essential documents
  • Hygiene and sanitary items
  • Medications
  • Non-perishable food
  • Water (one gallon of water per person, per day)
  • Extra cash
  • Cell phone and charger

3. Secure your property

If there is a flash flood watch, ensure that all propane or fuel tanks are secured. If possible, prepare sandbags to place at entrances to reduce flood water levels in your home.

4. Stay safe

When floodwaters rise, it’s easy to panic. If a flash flood is likely to occur, immediately head to higher ground. If you are caught unawares in your home, then find safety in the highest part of your house.

Additionally, it’s crucial to avoid any flooded areas or try to drive through flooded waters. It only takes 12 inches of swift water to carry away small vehicles.

5. Returning home

Remember that flood dangers don’t end when torrential rains have stopped and flood levels subside. Returning home, check for loose power lines, structural damage, or gas leaks. Remember that sewage or waste could contaminate floodwater. So, always wear protective clothing during cleanup.

Flash flooding in Dallas: The bottom line

If flooding has damaged your home or commercial building, it’s vital to get professional help to restore water damage. We can help you get your home back to inhabitable conditions as quickly as possible.

Protecting Solar Panels from Dallas Storms

9/23/2021 (Permalink)

Protecting Solar Panels When you know the forecasts for your area, you can act accordingly to minimize the chances of any solar panel damage.

Dallas weather can be pretty volatile during some periods, especially spring and autumn, and severe storms can occur and damage your property. If you have solar panels on your roof, a stronger storm or hail can damage them beyond repair.

Fortunately, there are some things you can do to protect your solar panels from Dallas storms. Here are the most effective ways to keep your solar panels safe from even the harshest weather.

Use Solar Panel Protective Covers

Solar panel protective covers can be very efficient in protecting your solar panels against hail and water damage. Installing solar panel protective covers often includes setting up metal frames around the panels and protective covers on top of these frames. However, protective covers do decrease productivity because they also block sunlight to a certain extent.

Set Your Panels Correctly

Even if you have the best quality solar panels in the world, you’ll have a tough time protecting them if they aren’t set up correctly. Solar panels need a solid and robust metal frame to keep them steady even during strong winds or heavy rainfall. Equally as important, you need to set the panels in the right direction so that they’re not facing direct hits from the wind and any debris it carries.

Follow the Weather Report

Although this might seem like a fairly obvious tip, it’s something many homeowners fail to do. Staying up to date with the latest weather reports is crucial. When you know the forecasts for your area, you can act accordingly to minimize the chances of any solar panel damage.

This is especially important if you live in a location that experiences frequent and severe storms. If the forecast indicates a powerful storm that would put your solar panels in great danger, you can even promptly remove them or put a more robust cover on them.

Are Your Solar Panels Damaged? Call Us Today

If a strong storm has damaged your solar panels, the first thing you should do is contact a licensed professional to inspect its condition and perform a storm or water damage restoration if possible.

In such cases, you should never touch the damaged panel or try to fix it on your own. Instead, reach out to our experienced professionals in North Irving, as they have the skills and tools to complete the job safely and efficiently.

Call (972)  986-7677 at any time of day or night for a free consultation on our suite of damage restoration services.

How Much Does Hail Damage Repair Cost?

5/25/2021 (Permalink)

How Much Does Hail Damage Repair Cost SERVPRO is the preferred provider of storm and water damage restoration by major insurance companies.

With a strong Dallas storm comes high winds, tornadoes, and sometimes hail. If we’re lucky the hail will be small and sparse, but when hail is large and abundant this causes severe damage to cars, windows, and roofing.

Here’s what you might expect with a hail damage quote for your home or business. Keep in mind that these figures do not reflect SERVPRO’s rates. The only way to get an accurate SERVPRO is for a representative to visit the damage for an in-person evaluation.

Ballpark Estimate for Hail Damage

According to Home Advisor, the average cost for hail damage to a home is $26,171 while the national average is only $8,702.

The typical range for hail damage to structures in Texas is $12,845 - $40,936. On the low end, a Texas homeowner will spend $9,531, but on the high end, it could cost up to $57,356.

Roof Repair Costs

When it comes to hail damage to a home or building, the roof takes the brunt of the beating from chunks of ice. Missing shingles, gutters, flashing and fixtures may all contribute to a roof repair from hail damage.

It’s best to have a professional go up on the roof and assess the damage as you might endanger yourself should you step through any soft spots.

  • Asphalt shingles replacement: $1,700 to $8,400. (New shingles cost between $1 and $5 per square foot.)
  • Metal roof repair (dents or punctures can cause leaks): ~ $300.
  • Tile roof repair: $700 to $800 per square.

Siding Repair

Sometimes hail hits the siding of a home or building. This repair has an average cost of $600 with labor being between $40 and $50 per hour.

  • Wood Siding: ~ $9 per square foot plus labor at about $35 an hour.
  • Aluminum and Metal Siding: Costs between $300 and $1,000 at $3 to $6 per square foot.
  • Vinyl Siding: ~ $2 to $12 per square foot.
  • Cement Fiber: Additional cost of 5% - 14% in materials amounting to about $150 per 100 square feet plus $300 to $850 for labor.

Deck or Porch Repair

Hail damage can ruin a deck or porch, especially when the lumber is old and weak in some spots. The average cost of deck repair is $1,500. As with the roof, it’s best that you have a professional survey the damage as walking on the deck may not be safe.

  • Wood deck: Cedarwood runs between $5 and $15 per square foot and other hardwoods are up to $40 to $80 per square foot. Anchoring stairs add on a few hundred dollars more.
  • Composite deck: Seal or spot treatments cost between $5 and $30. If the damage is bad enough to warrant replacement, this costs between $20 and $50 per square foot.
  • Concrete patio or porch: $300 to $3,800.

Broken Windows

What happens when large hail hits a window or ricochets into it after hitting something else? To replace a broken window costs between $100 to $649.

How to Handle Storm Damage Until Professional Help Arrives

5/20/2021 (Permalink)

How to Handle Storm Damage Until Professional Help Arrives SERVPRO is ready for any disaster and we want you to be too.

In Dallas, it’s not a question of if a storm will come through, it’s a question of when and how strong it will be. The overwhelming experience of storm damage makes you unsure of what to do next.

The safety and well-being of humans should always come first. This means staying away from dangerous elements like downed powerlines, applying first aid, and getting medical attention for severe injuries. Once everyone is safe and sound, then you can begin to recover property damage.

SERVPRO is ready for any disaster and we want you to be too. Here are some tips on how to proceed after storm damage.

Flood Damage

When floodwater gets into your property, the biggest concerns are electrocution and contamination.

The best thing to do when floodwaters rise is to kill the power to the house or building at the breaker box (if you can do so safely). Use personal protective equipment like rubber boots, bibs, and gloves while making contact with potentially contaminated water. Once you have the power off and protective gear on, you can begin to remove water, and salvage belongings by moving them to a dry area.

Once the flooding has dissipated and it’s safe to turn the power back on, you can run fans to begin the drying process. Mold spores begin to take root and grow within 48 hours, so drying helps to mitigate mold growth.

Tornado Damage

If you have moved to a shelter during a tornado, refrain from returning to the property until it is safe to do so. If you are still at the site of the tornado damage and are certain that no more tornado watches or warnings are in effect, then you may move about cautiously. Remember, the safety of people comes first.

  • Dial 911 to report any downed powerlines or serious injuries.
  • Check on your neighbors and render first aid.

Once everyone is okay, you can look over the damage. The National Weather Service recommends that you “wear long pants, a long-sleeved shirt, and sturdy shoes.”  Remember to keep a heads up for falling debris from the damage above. Wear safety goggles and a hard hat.

Winter Storm Damage

The last thing you want during a power outage is a loss of electricity or water, but as we saw in February of 2020, these are not guaranteed when staying home and off the roads.

If the power is out, you may use fireplaces, candles, and kerosene heaters to stay warm. Refrain from building a fire inside the home or bringing an outdoor grill indoors. Block windows with blankets to reduce drafts of cold air and wear plenty of layers.

Keeps the taps dripping to avoid frozen pipes. If your pipes freeze, turn off the main water to your house so that if the pipes do crack, you won’t have gallons of water gushing out. Keeping a few taps open prevents pipe damage by relieving pressure and thawing ice blockages once the weather warms up.

When stepping outside, beware of falling icicles from above, and walk slowly on the ice. Refrain from driving until the roads have had warmth and time to deice.

Fallen and drooping trees may cause downed powerlines. If you see these, dial 911 immediately.

Call Your Insurance Company & Call SERVPRO

Be sure to take plenty of photos of the damage and document as much as you can. Then call your insurance company to initiate a claim. Next, call SERVPRO at (972) 986-7677! We are the restoration company recommended by top insurance carriers.

Hail Damage Insurance Claim Time Limit in Dallas, Texas

8/27/2020 (Permalink)

large hail on the ground The time limit to file a hail damage insurance claim is written in your policy. Contact your insurance company to know what your time limit is.

Hail Damage Claim Time Limits

The time limit to file a hail damage insurance claim is started on your policy.  If you have questions or can’t find the time limit, contact your insurance company and ask what your policy specifies.

People often think that hail damage insurance claims have a one (1) year time limit, but this isn’t always the case.  Since many policies are written differently, even within the same insurance companies, it’s safest to read your policy or ask your insurer.

Can You Claim Hail Damage Twice?

If your property sustained hail damage one year,  got repaired as part of a claim, and then got hit with a different hail storm years later--could you file for hail damage twice?

If you are still paying for your insurance policy, you can file for hail damage twice.  Your insurance rate may increase, however, but this may be true even if you don’t file a claim.

Increasing insurance rates are common after multiple claims are filed or when a disaster happens in your hometown and many insurance claims are filed at the same time.  In this instance, insurance claims will say your geographic area is more prone to hail damage, so they will raise their rates accordingly.

Your insurance company is not allowed to cancel your policy that has been in effect for at least sixty (60) days.  So if you have a policy and need to file a claim, contact your insurance company and start the policy.  Your insurance company can cancel your policy if you did not pay your premium on time or if they can prove you previously tried to file a fraudulent claim.

Consider filing a hail damage claim if any of the following have been damaged:

  • Roof
  • Skylights
  • Windows

The Hail Damage Claim Process

If you think your property has sustained hail damage, call an inspector to check it out.  Get documentation of the damage and be prepared for your insurance company to send an adjuster to also inspect the hail damage themselves.

Property hail damage sometimes is obvious--we see broken windows and skylights amongst other items.  But even if you can’t see obvious damage to your roof, get it inspected anyway.  A simple inspection could save you the later pain of having to handle roof leaks and water damage. Even a small leak that goes undetected for months could provide enough humidity to start mold growth in your attic.

If your property has obvious damage or if a roof inspector or storm damage restoration company has found damage, call your insurance company to get your claims process started.  Make sure to ask:

  • The amount of your deductible
  • The name, phone number, and email address of your insurance adjuster
  • What your claim number is

If you hire a storm damage restoration company to repair your property, they’ll need all of that information to help you process your claim.

If hail has caused water damage in your property, call a water damage restoration company immediately.  Delaying water damage cleanup will result in more damage to your property.

How to Get Flooded Water Out of the House?

8/26/2020 (Permalink)

man picking up a wet box from a flooded floor Storm flood waters are almost always considered contaminated. Take precaution when cleaning after flood waters.

Home Flood Clean Up

The water from floods that are the result of a storm is considered Category 3--grossly contaminated.   This type of water is considered to pose a serious health risk to human health and shouldn’t be touched.

The reason to categorize it this way is that as the water hits the ground, it picks up everything that is out in nature--including pesticides, oil from the street, and many mother unknown contaminants.

So, if flood water is contaminated, then how do you soak up flooded water?

How to Clean Up After a Flood

If you live in an area prone to flooding or Hurricanes, talk to your insurance company about getting the necessary insurances to make sure your property is covered.

Many property owners are often caught off-guard by rising waters and are saddened and frustrated to learn that their insurance claim is denied.  Don’t let this happen to you!

“Hurricane insurance” is actually made up of a combination of various types of insurance and endorsements.  Talk to your insurance company about:

  • Homeowners Insurance
  • Flood Insurance
  • Windstorm Coverage
  • Other endorsements you may need to be fully covered for the typical type of damage in your area

After you have the right insurances to protect your property, then prepare your property to handle the possible weather coming your way.  Make sure your property has proper and clear drainage and invest in sandbags and other water-prevention tools to keep the water out.

Even with proper preparation, water may still find its way into your home.  In this case, we recommend you keep the following in mind:

  • Wear protective gear.  Wear protective clothing to protect yourself.  We recommend water-resistant overalls and nitrile gloves to start.  You may also want to consider goggles and an N95 mask.
  • Stay safe.  Don’t try to lift heavy equipment on your own.  If it’s waterlogged, it will be much heavier.  Also, don’t mess with compromised electronics.
  • Inspect your property.  Grab a mop, bucket, or a wet vacuum and start extracting the water.  If the water is more than these simple tools can help you with, consider calling a professional water damage restoration company to help.  They will have industrial equipment made to quickly extract water.
  • Consider where the water went.  Did it find its way behind your walls?  If the water is at your baseboard, there’s a good chance it’s found. It's now gone underneath it and has wet the insulation behind the drywall.  Wet drywall will have to be removed.  If your flooring is carpet or has buckled, it will also have to be removed.
  • Sanitize your property.  Wherever the water touched should be cleaned to kill any live contaminants and help avoid mold growth.
  • Dry your property.  Air movers and dehumidifiers help remove the excess moisture from your property.  Check for any wet spots around your property to make sure you know exactly where any hidden water is.

Call for a Free Flooded House Clean Up Estimate

If your property has been affected by floodwaters, give us a call.  We have over 30 years of experience in the water damage restoration industry, and we have restored thousands of properties after every type of water damage.  Our technicians have been part of the cleanup efforts in:

We accept all insurance claims and also work directly with property owners who are paying for the restoration themselves.

Other Cleaning Up After a Flood Tips

Almost every water storm damage that is Category 3 will require some kind of repair or reconstruction for your home.  If you work with a professional water damage restoration company, ask them if they are full-service and if they’ll also be available to reconstruct your property.  Working with one company can save you the headache of managing multiple contractors.

Who Should I Go to for Hail Damage in Dallas?

8/22/2020 (Permalink)

rooftop with skylights broken after a hail storm Call us anytime at (972) 986-7677 for hail damage repair in Dallas and surrounding aeas.

Hail storms happen a few times a year in North Texas.  Most of the time, the hail that falls is small and doesn’t cause serious damage.  But sometimes, a hail storm can produce golf or baseball-sized hail, and that’s when many properties experience the usual signs of hail damage:

  • Broken windows
  • Broken skylights
  • Damaged roof

In 2016, Wylie, Texas experienced a major hail storm.  When we responded to the demand for roof damage repair, we saw that some properties actually had holes through the roof!  Thankfully, hail storms this serious are rare, but we’re still always ready to help no matter the severity of the storm or the damage sustained to your property.

Hail Damage Roof Insurance

Hail damage is covered by many standard home insurance.  In Texas, hail damage claims are very common--in 2019, we reported the most property damage of any other U.S. state.

With hail being a common occurrence in our hometown, make sure you ask your insurance company if your policy does cover hail.  Be prepared and ask what exactly your policy covers and what your deductible is.  Many damage restoration companies will ask for your deductible to be paid upfront before they start work.

Should I File a Hail Claim?

Many of our clients choose to file a hail claim only if the price of the repairs and restoration is less than their deductible.  This estimate for hail damage repairs is largely dependent on how damaged your property is, so an in-person inspection will almost always be necessary.

During a hail damage inspection, we will inspect your:

  • Windows
  • Doors
  • Exterior Walls
  • Fencing
  • Roof
  • Anything else that may have sustained damage

Estimates are prepared quickly, and you’ll be able to make your decision to file a claim soon.

While we wait for your decision, it’s important to prevent any future damage to your property.  This is handled with emergency services, like:

Free Hail Storm Damage Estimates

If your property has experienced hail damage in Dallas or surrounding areas, give us a call.  We’ll inspect your property and prepare an estimate for free.  If you are filing an insurance claim, we’ll present the estimate to your insurance adjuster and work with them to get your property fixed and back to preloss condition.

Call us anytime at (972) 986-7677 or contact us online to set up an appointment.

How to Report Hail Damage

If you do decide to file a claim, call your insurance company to let them know you need to file a claim and your chosen restoration company is ready to turn in an estimate to your adjuster.  As soon as you give us your adjuster’s name and claim number, we’ll contact them and get the process started for you.

As soon as we receive the adjuster’s verification that your repairs are covered, then we’ll get started with reconstruction.

If your claim is denied, we’ll work with you directly to help restore your property.

Is Wind Damage Insurance Worth It?

If you live in an area prone to wind damage, then wind damage insurance is likely a good investment for your property.  Your local insurance brokers can explain the likelihood of wind damage occurring in your area, and they will be able to give you estimates to add this rider to your existing insurance policy.

When you have estimates for this insurance, ask yourself about how much it would cost you to pay for wind damage out-of-pocket.  Typical wind damage causes roof damage where either some or all of your roof may need to be replaced.  Roof repairs and replacement can range from a few thousand dollars to $10,000+.

In many instances, paying for a loss yourself will be much more expensive than even years of paying for a wind damage insurance rider.

Where to Buy Wind and Hail Insurance

If you already have an insurance agent, give them a call to see if their insurance company offers riders for wind and hail insurance.  It’s almost certain that they will.  Work with them to understand:

  • What exactly your current policy covers today in regards to wind and hail damage
  • How much a rider for wind and hail damage will cost
  • What exactly the additional insurance will cover
  • If there are any exceptions to your insurance company covering your loss
  • What your deductible will be if you do need to file a claim

How Your Wind and Hail Deductible is Handled

When one of our clients’ properties sustains wind or hail damage, they typically give us a call immediately after the damage has occurred.  The reason to act fast is to help prevent further damage to your property.  If your insurance company finds that you did not act quickly, they may find you negligible and may not pay for the damage they’d consider to have been preventable.

After a call, the process is:

  • We visit your property to conduct an inspection of the damage.  We will take photo documentation and measurements.
  • On the same visit, we’ll also perform emergency services.  These can include roof tarping and board-up.
    • Roof tarps are thick, water-resistant pieces of plastic that are firmly attached to your roof to help prevent anything from entering the property.
    • Board-ups are pieces of wood that are attached over broken windows, doors, and exterior portions of a property.  They help prevent weather from entering the property, and they also discourage unwanted intrusion from people and animals.
  • If your property has water damage, that will also be taken care of on the first trip.
  • Once the emergency services are done, we will create an estimate to repair the damaged parts of the property.  We offer:
    • Roof repair and replacement
    • Exterior repairs
    • Window replacement
    • Door replacement
  • If this is part of an insurance claim, the estimate is presented to your adjuster.  Once they approve it, we can get started on repairing your property.  If this is not an insurance claim or your customer denies coverage, then we will work with you directly to complete the restoration process.

How to Tell If You Need a New Roof After a Dallas Storm

8/19/2020 (Permalink)

roof with storm damage If you notice damage to your roof after a storm, call in the Dallas storm damage restoration experts at SERVPRO.

An intense Texas storm in Dallas can tear up an aging roof. Any weaknesses in the roof are revealed when shingles and other roof construction material are strewn about.

When a roof is old or severely damaged (or both), the structure needs to be replaced or, at the very least, repaired.

When a major storm hits and causes damage to the roof, reach out to us at SERVPRO so we can get you the help you need right away.

Use this guide to determine if you need a new roof.

Do I Need a New Roof After a Storm?

After a storm, strong winds are sure to reveal any vulnerabilities in the roof’s structure. The more extensive the damage, the higher the chances are that you will need a roof replacement.

When shingles are pelted with hail or blown off with high wind, this leaves the wooden construction exposed to water damage. High winds from a severe thunderstorm or tornado might blow off a substantial amount of shingles or its underlay. Not having that layer of shingle protection from the pouring rain leads to water damage that moves through the roof structure. For this reason, if there is noticeable damage to your roof, there is a good chance you’ll need to have it replaced.

How to Check If I Need a New Roof?

After a major weather event or once a roof has aged a few decades, it’s important to check the overall structure for damage. Any surface damage warrants more investigation. Below are steps to take to assess the damage to your roof and determine if a replacement is necessary.

Step 1: Check the Inside

If you can see water damage on the ceiling or walls, that’s an indication that the roof is failing and water has completely penetrated the roof’s layers. Water damage will look like stains and streaks on the surface of the ceiling or wall. This water damage leads to mold damage.

Later on, we’ll go over how to check your crawl space and attic for signs of roof failure.

Step 2: Check the Outside

Look around the perimeter of the house or building for shingles. If you feel safe and completely secure doing so, get on a ladder to look over the roof. Look for missing shingles or depressions on the surface of the roof.

If the roof looks worn, tattered, and has missing material, it’s time to call a professional. A trained inspector (like our team at SERVPRO) will look for those signs that you need a new roof. With a roof replacement, either the entire roof needs to be removed to install a new one, or a new one is built on top of the original.

Next, we’ll go more in-depth on how to tell if you need a new roof.

7 Signs You Need a New Roof

So the big question is: when does a roof need to be replaced? Here’s what you or a professional roof inspector (like SERVPRO) would look for to determine if you need a new roof or not.

1. Age of the Structure

The age of a roof is a primary factor with roof replacement. If the home is over 20 years old and has never had a roof replacement, then it’s probably time for one. The same goes for a roof that was replaced over 20 years ago. If you notice neighbors in your development getting roof work done, that’s a hint that it’s time to check on yours.

2. Condition of the Shingles

The condition of the shingles is another sign that the roof is deteriorating. Cracked or curled shingles, bald spots, and exposed roof nails are signs that the roof is now vulnerable to water damage.

Shingles are the skin of the roof, and unlike the skin on a living creature, it doesn’t grow back after injury. When several shingles are missing or damaged, the roof doesn’t have that protective “skin” from moisture, rain, snow, or hail.

While walking around on the roof, an inspector should check for soft spots that are soggy or rotting. These could give way at any moment and cause a hole.

3. Condition of the Flashing or Seals

Some items in the roof stick out or create an opening like a chimney, vent, or skylight. Flashing is used to keep wetness from seeping into joints where the roof structure meets these other features. Flashing is made of metal, cement, or tar. When flashing is damaged, deteriorating, or missing completely, the roof is vulnerable to water damage.

Areas around these features should be checked for breaks and cracks. Older homes may have cement or tar for flashing, so upgrading to metal flashing improves durability and offers better quality protection from precipitation.

4. Mold or Moss

Your garden isn’t the only place where things will sprout. With enough moisture and heat mold, moss, mildew, and algae can grow on the roof. These areas may be hot spots for water damage and should be checked out.

5. Openings in the Attic or Crawlspace

Because they aren’t often accessed, occupants of a property won’t necessarily notice new openings in an attic or crawlspace, but these are one of the areas to check for vulnerabilities.

If you hear scratching or thumping from wild animals, there’s a good chance these creatures are getting in through a hole somewhere.  If animals can get in, so will water.

A sunny day is a good time to check for holes in the roof from an attic or crawl space. Light streaming through will reveal holes of various sizes.

Wet or water-damaged insulation is another sign that water is getting in. You’ll want to look for any signs of wetness or water damage in the attic or crawl space to account for any vulnerabilities.

6. Ceiling Issues

Perhaps the most obvious sign that a roof structure is failing is when you see the ceiling bowing or sagging. What starts off as a water stain could turn into soggy chunks of drywall falling from the ceiling.

Discoloration from water damage on the ceiling or hearing a drip during rainy weather are both telltale signs that the roof needs to be looked at ASAP.

7. Poor Workmanship

We trust a roofing contractor to do quality work, but sometimes the outcome is flawed. Awkward fitting tiles (example: improperly cut California-style shingles), strange patches, or irregular layering are things an inspector can look for when assessing the integrity of the roof.

Sometimes the sealant isn’t suitable for long-term protection. Examples of problem sealant work are heavy tar or low-quality cement that cracks and leaks.

If these flaws have gone undetected for a long time, extensive water damage may already have happened that warrants a roof replacement.

Our SERVPRO roof experts know how to tell if you need a new roof for Dallas-area properties.

Repairing Your Dallas Home After Tornado Damage

What Comes After Roof Tarping and Board-Up?

Temporary repairs like roof tarping and board-up will go a long way to helping the homes avoid secondary damage.  Most homes and businesses have had temporary repairs completed on their properties, and this helps satisfy your insurance company’s homeowner insurance temporary repairs requirement.

There’s still more that needs to get done before your home is back to normal.

If you are hiring a restoration company, what comes next? What should you expect?

Debris Removal

All debris needs to be removed from your home for a few reasons. First, it’s a matter of safety. Second, the restoration company you choose will need space to move in and out of your home. Third, any debris that remains on your yard has the potential to damage the underlying grass.

A full-service restoration company will handle the debris removal for you, including large trees.  Everything should be hauled away -- not remain on the curb.

Move-Out

In homes with extensive damage, all belongings may need to be moved out so workers can correctly clean and restore the property.

The move-out process has to be meticulously documented.  The reason for this is because all documentation is presented to your insurance adjuster so your claim can be validated.  Just as important, you and your restoration company need to know what items can be salvaged and cleaned and what items have to be thrown away.

Every item should be documented, inventoried, and safely boxed.  Then, they should be taken to the restoration company’s cleaning facilities.  The items are unpacked, sanitized, and repackaged. Your items are then put into a storage facility for safekeeping until they can be returned to you.

Cleaning Your Belongings - Content Cleaning

Cleaning your belongings is important, especially if they were contaminated during the storm.  Your restoration company should first make sure content cleaning is approved by your adjuster -- this will ensure you don’t have to pay for this out-of-pocket in the back end.

There are different ways your items can be cleaned.  Companies can either use an ultrasonic machine and/or clean items by hand.

An ultrasonic machine can clean every nook and cranny of your item.  Picture a large, deep bathtub filled with water. Your items will be loaded onto baskets and dipped into this bathtub, which has detergents and billions of small bubbles inside.  In just a few minutes, contaminants are removed from your items. The final steps are to dry the items, document their cleaning, and re-pack them for storage. This is our preferred cleaning method.

Another method is hand cleaning.  This process is slower than using an ultrasonic, but may be necessary for especially delicate items.

Cleaning Your Clothing - Textile Cleaning

Textiles are clothing, blankets, soft toys, sports equipment, and shoes.  If your textiles need to be cleaned, ask your restoration provider: Do you clean textiles in-house?

Many adjusters today will only approve textile cleaning from restoration companies that can provide this service in-house.

Textile cleaning can be accomplished in a variety of ways.  One of them is dry-cleaning, although this is rarely done in-house with a full-service restoration provider.

Instead, full-service restoration providers tend to use a process called the Esporta Wash System.  This is a specialty wet-wash system that uses hydraulic pressure to sanitize items back to food-grade safety. We are a Certified Esporta Wash System operator.

Demolition

After your contents have been moved out, your home’s cleaning can begin.  Your home should ideally be cleared of all outside debris before this step starts.  This will simply help the technicians walk in and out of your property without any additional tripping hazards.

Demolition is a big part of cleaning your home because everything that was broken inside and cannot be salvaged has to be taken out before it can be replaced.  Demolition can take hours to days, depending on the extent of the damage to your property.

Trash Haulaway

All debris and demolished items should be hauled away at the end of every shift.  During storm situations, city garbage services may run behind schedule. Taking debris away will discourage unwanted visitors from picking your items and will help set up a safe worksite for the following day.

Reconstruction in Dallas

It’s important to meet the Reconstruction Manager of the full-service restoration company you use.  Ask yourself:

  • How experienced are they?
  • Are they someone I trust and will want to work with for the duration of my project?
  • How will they work with my insurance adjuster to make sure my claim is covered?
  • Will they be available to answer all my questions in a timely manner?
  • How will they guide me through the rebuild of my home?
  • How long do they think repairs will take?

A great Reconstruction Manager should have plenty of experience rebuilding homes.  They should be empathetic to your situation and have the same goal that you do -- to rebuild your home correctly, safely, and as quickly as possible.

A Reconstruction Manager will have a team of technicians and administrators behind them to help move the process forward.  There should be frequent communication with both you and your adjuster about the process, and they should be available to answer your questions quickly.

During a storm situation, your home or property is unlikely to be the only one that has been affected.  This, unfortunately, means that some flooring, wall, and other kinds of suppliers may be on backorder which will delay your reconstruction.  If this is the case, expect a great Reconstruction Manager to be upfront and honest about a realistic timeline for your project.

Post-Construction Cleanup - Structure Cleaning

After the construction is complete, we’re almost done.  Your restoration company should clean up after the work they’ve just completed.  Since reconstruction dust tends to get everywhere, expect your home to be thoroughly cleaned before your return -- air ducts included!

Move-Back

Finally, it’ll be time to move back into your home.  Your restoration company will take all of your clean items out of storage and drop them off at your house.  Ask your company about their unpacking process. Some may simply drop off your items in boxes while others will take the extra step of unpacking and setting your items for you.

Water Damage Restoration After Tornado in Dallas

Some properties experienced water damage when storms came just a few days after the tornado.  For those properties, the water damage remediation process along with the tornado restoration process is necessary.

In this situation, temporary repairs (roof tarping and board-up) are still the first necessary measures to take.  They will help keep additional weather out of the home and will make it possible to stabilize your home for mitigation work to take place.

Dallas water damage restoration includes:

  • Water Removal.  All standing water has to be extracted from your property. The areas it touched need to be sanitized.
  • Drying.  To help prevent mold growth and further damage, the home has to be dried.  Commercial air movers and dehumidifiers should be installed.
  • Daily Moisture Checks.  Every day, a technician should visit your property and ensure that the drying plan is going smoothly.  Changes should be made immediately to help the home dry quickly.

Choosing One Full-Service Restoration Company or Many Companies

Choosing to work with either one full-service restoration company or many different companies is a decision that only you can make.

By law, your insurance company and adjuster must honor your choice of company(ies) to work with.

Hurricane Categories and Disaster Restoration in Dallas

12/31/2018 (Permalink)

Palm tree blowing in the wind during storm in Dallas SERVPRO is a locally owned and operated business in Dallas, TX. We are a trusted leader in Texas disaster restoration.

Studying Hurricane Categories for Disaster Restoration Response

When a community is impacted by a hurricane, SERVPRO is quick to respond.  Our company has access to over 1,700 franchises nationwide, and our storm response teams have decades of experience.

Hurricane Harvey was emotionally impactful for our franchise and all of Texas.  The hurricane hit the Houston and Galveston areas in Texas in 2017. Thousands of homes were impacted, and the damaged cost well over $100 billion.  Days before Hurricane Harvey hit, franchises nationwide were already preparing to deploy to Houston metro and Southwest Texas.

For our franchise in Dallas, our preparation was two-fold.  Our first concern was to receive our friends and family members from Houston.  When it became apparent that Harvey was going to hit as a major category storm and evacuations were going to be suggested, we needed to make sure our loved ones would be safe.  Members of our team prepared their homes to receive guests all the while preparing themselves to dispatch to the storm itself. We understood that we would be traveling to both help strangers and our loved ones as well.  For friends and family that chose not to evacuate, we made agreements to meet them at their homes to make sure their properties were safe.

The second part of our preparation was to study the meteorological reports.  Understanding the category of hurricane helps us prepare for the amount of damage we expect to see.  We take into the consideration the community that is impacted, how much water has fallen, how quickly its fallen, and wind conditions.  All these factors tell us the amount of damage a typical home will have, which then tells us what tools and equipment we need to take to best respond to those that call us for help.

When our franchise is considering how to prepare for a hurricane, we take various aspects of the storm into consideration.  One of them is the Saffir-Simpson Hurricane Wind Scale.

Hurricane Categories

Category 1 Hurricane

Dangerous winds are associated with Cat 1 hurricanes.  During these storms, we expect to see damage to a home’s roof, gutters, and vinyl siding.  We also expect to see some tree damage, especially branches falling atop of unshielded vehicled or falling onto homes.  In this case, our franchise prepares expects to see some water damage and a large need for roof tarping.

Category 2 Hurricane

The winds in a Cat 2 hurricane are around 100 mph and will cause more damage than before.  Even well-constructed homes have a large possibility of getting major damage to its roof and siding.  We also expect to see trees uprooted and block roadways. Power outages are also extremely common. In this scenario, our franchise will take a large load of roof tarping materials and power tools to assist with debris removal for roadways that are blocked on the ways to homes in need.  We also expect the need for our own power generators.

Category 3 Hurricane

A category 3 hurricane is considered to be a major hurricane.  In a Cat 3 hurricane scenario, we expect to see major damage or even the removal of the roof decking.  We also expect to see trees and branches uprooted and either block roadways or damage homes themselves as they fall.  Electricity and water outage will likely be a factor. In this case, our franchise responds similarly as we do to Cat 2 hurricanes, which is by taking roof tarping materials, power tools to clear debris, and carrying our own generators.  Due to the amount of fallen water associated with this category of hurricane, we also expect to not have immediate access to flooded areas of the community. If this is the case, we will wait for approval from first responders before proceeding.

Category 4 Hurricane

In a Cat 4 hurricane, we expect to see homes lose some or all of their roof and have damage to their exterior walls.  Many trees, even those deeply rooted, will be snapped and often fall onto homes, vehicles, and block roadways. It’s not uncommon to see many homes cut off from emergency services due to debris.  With the loss of electrical power and water plus the flooding and blocked roadways, the areas impacted with a category 4 hurricane may not be accessed for days or even weeks. In this scenarios, our crews are first helping the outer areas and assisting homes that are accessible as we wait for first responders to reach these areas and deem them accessible.  Due to the time it takes the water to recede, our franchise expects major damage to homes and businesses. Flooring and a major portion of the walls in these properties will need demolition. Sanitation will be a major concern, and mold growth may already be present. Roof tarping and board up services will almost always be necessary to secure the property.

Category 5 Hurricane

In a Cat 5 hurricane situation, we expect to see many homes and businesses experience a roof collapse and damage to the exterior walls.  Sections of a community will be flooded and not be accessible for weeks. Uprooted trees will also damage properties and block roadways. Our response to this category of damage is the same as in a category 4 with our franchise understanding that it will take a longer time for the flood waters to recede and first responders to allow restoration service workers to enter.

Storm Surge Scales

Storm surge threat is not as easily scalable as wind scales due to local conditions such as bathymetry.  For this reason, our franchise pays close attention to meteorological reports that focus on the depth of inundation expected at the impacted areas.  These storm surge warnings greatly help us know how to approach properties and prepare demolition, sanitation, and drying techniques. Depending on the time it takes for the waters to recede will also tell us how much, if any, of the contents inside a home or business will have a chance to be restored.  This helps us know if debris removal will be necessary, and if mold remediation needs are likely.

Food and Lodging

When a storm is strong enough to call for evacuations, it’s often bewildering to see the green SERVPRO trucks head towards the storm when some are leaving.  Our franchise has studied the storm and is heading to the closest but still safe destination. Our choice of lodging is either a hotel or another SERVPRO franchise location that is safe from the storm.  Wherever we are able to stay, our crews will set up a command center, dispatch, and sleep. During Hurricane Harvey, we had both options ready. We set up a command center as close as possible to the open impacted section and began to help homes in that area.  As first responders allowed more areas of the Houston metro to be open, we relocated closer to the city. Eventually, we traveled to other parts of Texas that were calling for help and were not receiving the saturation of help they needed. These areas included communities in Southwest Texas.

Hurricane Harvey and Texas Disaster Restoration

Hurricane Harvey was a devastating storm.  SERVPRO franchises nationwide responded to Harvey and spent months in the Houston metro and Southwest Texas regions responding to calls.  For our franchise, we were thankful that no one of our friends and family was injured by the storm. While some of their properties had only minor damage, others needed more extensive restoration and reconstruction needs.

By many accounts, Hurricane Harvey tested the resolve and preparation of Texas disaster restoration teams.  We were personally humbled by the outpouring of support shown for impacted residents from the thousands of volunteers from across the nation that traveled to south and east Texas ready to help.  We saw volunteers from almost every state come together and assist homeowners, and we were thankful for them. Texas Strong became a rallying cry that we will not soon forget.

Now, over a year after Hurricane Harvey hit, portions of Texas are still rebuilding.  To learn more about the Rebuild Texas Fund, please visit: https://www.rebuildtx.org.

Storm Causes Sewage Backup Cleanup in Dallas

12/30/2018 (Permalink)

heavy storm causing flooding in Dallas SERVPRO is a trusted leader in disaster restoration in Dallas, TX. We have restored thousands of homes and businesses since 1986.

When they received an alert about a severe storm warning in their area, Derek and Marilyn made sure they were prepared. They brought the car into the garage, gave their dog a break outside, and then went back inside to start preparing dinner.

“I keep up with all the usual home maintenance,” Marilyn said. “My gutters were cleaned out and all my drains are set up to prevent pooling in my backyard. Storms had never been a problem before.”

The surprise came when the storm continued for almost a week.  Soon, the streets began to flood.

Home Flooding Service

“It was at around 3 in the morning that I woke up and noticed the smell.  It was dark in our bedroom, but when my husband got out of bed to check out what was going on, he said the carpet was wet and we had a problem. When we turned on the lights, we saw water flooding out of our bathroom.”

The water was coming out of the toilet and the bathtub. The unpleasant smell was just one of the problems. There was no way to stop the backup.  The rain was still pouring outside and it was spreading to the entire house.  It was in two bedrooms, all the bathrooms, the kitchen, and the laundry room.

Marilyn continued, “The storm had been causing problems in other parts of the town and I had seen SERVPRO’s green trucks everywhere.  I felt bad for my neighbors who were having flooding issues.  For us, we weren't flooded because of the storm’s rising waters, but we still needed help.”

SERVPRO received Marilyn’s call at about 3:30 in the morning. Our on-call manager, Jessica, took in Marilyn’s information.

“We had been receiving storm-related calls for a few days at that point, so I wasn’t surprised we got another call in the middle of the night. But Marilyn’s case was different. I was expecting her to say rising water got into her house, but the problem was actually a sewage backup. There’s never a good time for a sewage backup, but this one was even worse timing because of the surge of storm calls.”

During a storm, our franchise activates its Storm Protocol. Everyone in our office is well aware of storm and traffic conditions, and we prepare ourselves to work overtime in order to reach all the families and businesses asking us for our help.

“I was relieved when SERVPRO arrived,” Derek said.  “I knew they were already very busy with the storm, but they assured us they’d be here for us. They checked out our situation and got to work right away. A few minutes later, a plumber came to fix the pipes. That’s when they figured out the sewage backup was actually linked to the storm.”

It’s not a situation we see often. In the case of Derek and Marilyn’s home, the days of heavy rain had filled their town’s drains and was causing the water in their own home’s drains to be pushed back into their property.

“We realized that unless the city took care of the drain issue on their end, our house was just going to keep backing up with sewage. With the storm still happening, the city was busy fixing other flooding problems around town and they were not going to be able to get to us for a few days. It was a nightmare,” Marilyn continued.

The situation captured the attention of our entire management team. Leaving a home with a recurring sewage backup wasn’t an option, so we came up with a plan to help our Derek and Marilyn while their city was able to fix the drains.

“SERVPRO came twice a day until the city got their end fixed,” Derek explained. “Every time they came, they took out all the water and sanitized everything it had touched. They kept in touch with us to see how we were doing every day."

Marylin said, “They also prepared for the house with the water damage in mind. They elevated our furniture so it wouldn’t get touched by the water, and they moved everything off the floor that could be damaged."

Sewage Affected Clothes and the Esporta Wash System

“Because our closet was affected and our clothes were in the dirty water, they also rushed everything back to their office and did our laundry for us,” Derek said.  “They made sure our clothes and even our pet bed was sanitized after touching sewage water.  I didn’t know that was possible.”

Our franchise is one of the few water restoration companies in North Texas that is Esporta Wash System certified. We have the unique ability to take clothing and other textiles affected by sewage, smoke and soot, and mold sanitize them to be food grade safe. We have cleaned thousands of pieces of clothing, and our restoration rate is one of the highest in the industry at over 85%.

We understand that when clothing is affected, time is of the essence. We can pick up, process, and drop off 100 pounds of clothing in as little as 48 hours to help you have enough of your wardrobe to be okay while the rest of your claim is processed.

Filing an Insurance Claim

“This was the first time I’ve ever needed to file a claim,” Marilyn said.  “I thought it was going to be a lot of work, but all I had to do was call my insurance and answer their questions so that I could get a claim number. SERVPRO has taken care of the rest.”

Many homeowners are concerned when they file a homeowner’s insurance claim. We have a team of administrators that are experienced in handling the claim’s process for all insurance companies.

Every claim is different, but the general process is straightforward:

  • Call your insurance company and let them know about your situation.
  • Tell them SERVPRO of Dallas is the restoration company you’ve chosen to handle your cleanup.  By law, your insurance company must honor your choice of restoration company.
  • When they give you a claim number, call our office and let us know what it is.
  • The administrator from our office that is assigned to guide you through your restoration project will then contact your adjuster and work with them to process your claim.

“The person from SERVPRO that has walked me through this is Jessica. She’s kept in touch and let me know what’s going on with our claims process.  I really haven’t had to worry about anything.” Marilyn said.

Flood Repair in Dallas and North Texas

After Derek and Marilyn’s water damage was resolved, it was time to handle the reconstruction needs of their home. The sewage water had permanently damaged their flooring and kitchen and bathroom cabinetry.

SERVPRO is a full-service restoration business, which means we can take care of water damage from beginning to end. When a property has been cleaned and dried of all water, our reconstruction team will work with you to replace anything that was damaged as a result of the water. We handle all documentation and processing your insurance adjuster needs to make sure this portion of your claim is also covered.

“SERVPRO removed everything that had to go and worked with us to replace it all,” Derek said.  “They worked with our adjuster to get everything approved, so we didn’t have to worry about costs other than our deductible.”

Reputable Dallas Restoration Companies for Natural Disasters

12/28/2018 (Permalink)

Bumper to Bumper Cars Before Dallas Storm Arrival SERVPRO is a trusted leader in disaster restoration in Dallas, TX. We have restored thousands of homes and businesses since 1986.

It’s a story that we hear all too often. After a natural disaster strikes a community, people in need of help are suddenly approached by an out-of-town and unknown restoration company.  These folks canvas neighborhoods and solicit homes. They offer water extraction, drying, and needed demolition. They’re willing to either start work or put you on their “list” if you’re willing to put down a cash deposit.

Many homeowners, understandably overwhelmed and in need of assistance, give them this deposit.

Then, the restoration company disappears.

There was never any list.  There was no equipment. The number they left you to call either goes unanswered or has been disconnected.  Your money is gone and your home is still left a mess.

This situation is unfortunate and happens often during natural disasters. When a hurricane, major storm, or tornado hit a town, many disaster restoration companies travel across the United States to offer their services to the hard-hit community.  While many reputable companies are available, there are also teams of scammers looking to prey on those in need of help.

Horror stories of people being scammed flood the news and people wonder which company they can really trust to help them.  What these scammers do is wrong and unethical. No one deserves to be lied to or stolen from.

How do you choose which disaster restoration company to trust?  Look for these qualities when making a decision.

Trusted Dallas Restoration Company

Ask yourself:

  • Is this restoration company well known?
  • Can I find them online easily?
  • Does their website look professional?
  • Can I see proof of their previous work?
  • Do they have reviews online that speak of their work?

If the restoration company asking for your business is one you have not heard of and you cannot easily find online, then how likely is it that you will be able to find them later?  Even if the company is online, consider the quality of their website. Make sure it’s professionally done and not one that was hastily put together in an attempt to look legitimate just for the storm event.  A reputable company will also have reviews from customers on various social media websites. Check the dates on the reviews and make sure they span a considerable length of time.

National or Local Company?

Ask yourself:

  • Is this restoration company from my hometown or did they travel to come here?
  • Are they a franchise?
  • If they traveled, can I still reach them when they go back home?

Many restoration companies travel to impacted sites, so it is not uncommon to work with professionals that are only in your hometown temporarily.  This should not necessarily dissuade you from working with them. If they are from out of town, check out their credentials online. Ask them how their process works, how long they plan on staying in town, and what plan they have to make sure you’re taken care of.  If they can’t answer your questions, consider a different company that can help you through any situation.

Working with SERVPRO is a great way to make sure you will get service, no matter if the franchise you’re working with is from out of town or not.  If you need additional help after the franchise that serviced you leaves, there will still be another SERVPRO franchise in town to assist you.

Restoration Training and Experience

Ask yourself:

  • How long has this restoration company been in business?
  • Have they worked in other natural disaster situations?
  • Are the technicians trained with certifications?
  • Do they have the proper equipment and chemicals?

Make sure your restoration company has had plenty of experience helping other people in a variety of natural disasters.  Ask if their technicians have a certification in water mitigation, specifically from the IICRC.  The IICRC is an independent organization that specializes in the certification of individuals in the restoration industry.  This organization issues certified technicians wallet sized IDs to prove their training. Also, ask what equipment and chemicals they plan on using to restore their home.  If they do not want to answer or can’t show you proof, reconsider hiring them.

Your property is likely one of your most valuable investments.  A natural disaster is not the time for a restoration company to get on-the-job training.

Storm Damage Services

Ask yourself:

  • Can this company handle all parts of my restoration project or will they just handle one portion?
  • Can this company sanitize my affected clothing and textiles?
  • Can this company restore my affected electronics?
  • Can this company rebuild my property?

Not all companies can provide you with full service.  Some will only be able to handle the water remediation.  Others will only be able to provide you with construction services.  Ask them what services they can provide and then decide if you want to piecemeal your restoration project or if you’d rather work with a company that helps you from start to end.

SERVPRO and Natural Disasters

When a community is in need, SERVPRO activates a storm center and calls on franchises nationwide to assist.  With over 1,700 franchises nationwide, we can meet the demand for professional restoration services for everyone in need.

Franchises that choose to respond will pack up hundreds to thousands of pieces of equipment and have professional and trained technicians travel to the community.  Technicians stay anywhere from weeks to months to help every household and business that asks for assistance.

SERVPRO responds to every natural disaster in the United States.  We have responded to:

  • Hurricanes.  Our franchise personally responds to hurricanes that impact Texas, Louisiana, and Florida.  Our crews spent months in Houston and Galveston responding to Hurricane Harvey.
  • Tornadoes.
  • Wind and hail storms.  When North Texas experiences a hail storm, we respond by tarping roofs and boarding up damaged windows and outer walls.  We also remove storm debris and repair homes from fallen trees and other airborne debris.
  • Wildfires.
  • Severe thunderstorms.  When a storm is severe and flood-prone areas see damage, our crews respond immediately.  It’s not a common occurrence, but Dallas flooding is possible and is something we are always prepared for.

Cash Deposits During Storms

Some restoration companies will ask you for a cash deposit, even a reputable one.  Many times, cash deposits indicate to the company that you are serious about receiving restoration services.  During a storm situation, many households and businesses ask a company to help them remediate their property and agree to get on a waiting list.  When the restoration company schedules technicians and gathers the equipment to help that property, they sometimes find that the property owner has either left or decided not to use their services anymore.  This creates a problematic situation for both the restoration company and other customers they could have otherwise been helping.

Every franchise and every company will have a different way to approach the question of a cash deposit.  Some may ask for a deposit, some may ask for nothing, and still, others will ask for a secure form of payment (credit card) and not charge you anything until services are performed.

Ask the restoration company you are thinking about working what their policy is, and then decide if this is acceptable to you or not.

Storm Safety

It is very likely that you will have to wait for service during a major storm situation.  Even with thousands of restoration professionals coming to service your hometown, the number of calls and infrastructure problems will most likely prevent immediate service.  The wait time may be only a few hours, but at times it can extend to a few days.

Make sure to stay safe while you wait for service. Keep in mind:

  • Rising water is contaminated and should not be touched.
  • Mold can begin to grow in as little as 48 hours when water mitigation services are not performed.  Stay in an environment that is dry.

Storm Safety in Dallas

12/27/2018 (Permalink)

Storm Knocked Down Tree Close to Home in Dallas SERVPRO is a trusted leader in disaster restoration in Dallas, TX. We have restored thousands of homes and businesses since 1986.

Planning is essential to keeping your family and property safe during a storm.  While many major storm events are often seen coming ahead of time and allow time for preparation, others happen almost without warning.

The best plan for safety is to plan ahead.  It’s always better to be over-prepared than underprepared.

When preparing for a storm, keep the following in mind.

Storm Watch

What is a storm watch?  We’re watching to see what develops.

A storm watch means there may or may not be severe weather coming.  Keep your eye on the forecast and remain vigilant.

If there is any prep you need to get ready for any severe weather, do it now.  This may include:

  • Bringing in pets from the outdoors.
  • Tying down or bringing in outdoors items that may go airborne.
  • Make sure your safe room is ready.

Storm Warning

What’s a storm warning?  A storm is either happening or is about to happen soon.  Take action now!

When you hear the forecast call for a storm warning, the storm is definitely going to happen.  Get your family and pets to a safe location immediately, and follow local emergency management instructions.

Weather Apps

There is an abundance of free weather applications that will help you keep updated on weather forecasts.  Choose your favorite application and allow it to send you severe weather alerts. Here are just a few you can use:

The Weather Channel.  This app shows you temperature forecasts on an hourly and daily basis.  It also has an interactive Doppler radar map that shows rainfall and severe weather.

Weather Underground.  This app uses a compilation of thousands of weather stations to gather its data.  You can receive forecasts as specific as by the hour or as general as a 10-day preview.

Keep up to date with important weather announcements.  There are many local emergency management offices that are charged with instructing citizens on the latest weather threats and helping them stay informed.  Follow your local emergency management office on social media or sign up to receive weather alerts on your phone.

Hurricane Safety or Severe Thunderstorm Safety

Hurricanes and severe thunderstorms are the main reasons portions of Texas sometimes find themselves flooded.  In these cases, storm waters may overwhelm our drainage systems and eventually cause the water to rise high enough to enter our homes and businesses.

Texas Flood Zone Map

If your property is in a flood zone, please strongly consider purchasing flood insurance.  Storm flooding is not always covered in homeowner’s insurance!

Learn more about flood insurance at floodsmart.gov

Flood zones are areas defined by FEMA.  Input your property’s address in FEMA’s Flood Map Service Center to know if you are in a flood zone or not.

Hurricane Preparedness

  • Reinforce doors and windows.  Wind and debris may cause damage to these vulnerable parts of your home.  We recommend boarding up your doors and windows.
  • Anchor outdoor items.  Strong winds tend to blow items into the air, which can then cause considerable damage as they are airborne or land once again.
  • Trim tree branches.  We’ve seen the devastation a fallen tree can cause to homes and vehicles.  Consider trimming branches that have a chance of falling on your home.
  • Clean gutters and drains.  Backed up water systems can cause damage to your roof, which then trickles water into your home or attic.  The last thing you need on your mind in the middle of a storm is water damage. Take care of this basic home maintenance ahead of time.
  • Buy sandbags.  If your yard is prone to flooding, sandbags may help the water from coming into your house.  Unclogging french drains will help your yard’s drainage.
  • Move valuable items away from low lying areas in your home.  If you can elevate items--do this. We saw many families take their first floor items to the second floor during Hurricane Harvey.  Doing this helped save furniture, rugs, and electronics.
  • Have basic home supplies to help prepare your home.  Go to the hardware store early as many stores tend to run out of supplies in the event of an emergency.  Purchase:
    • Extra plywood
    • Hammer
    • Nails
    • Plastic sheeting - 6mm
    • Duct tape
    • Flashlight with extra batteries
    • Multi-purpose tool
    • Work gloves
    • Protective eyewear
  • Prepare a home inventory.  If your property is damaged or destroyed, a home inventory is a great way to prove to your insurance company what items it should help you replace.
  • Have a first aid kit.  Our first aid kit recommendation is easy to build at home.
  • Have a family communications plan.  Know where to meet your family in case you are separated.  Phone lines may not be functioning during the storm.

Tornado Safety

Tornadoes can happen anywhere. If you see a tornado warning, make sure your safe room or space is prepped for your entire family and pets. If time permits, you may also consider tying down loose outdoor objects or bring them in to prevent them from being dangerous airborne debris that may cause harm to other objects or people.

What makes up a safe space?

  • Choose a place on the first floor of your property that is away from windows.
  • Make sure its large enough for your family and pets.
  • If possible, keep a battery operated radio and a first aid kit with prescription medications and water with you.
  • Take your charged mobile phones.
  • If you are in a multistory building without a basement, choose a hallway.
  • Mobile homes are not safe spaces; please seek a building to shelter in.

Wind and Hail Safety

Be proactive to help protect your property as much as possible. Damage may not always be possible to avoid, but fixing previous damage to your home or business may prevent serious damage from the storm like water intrusion and roof damage.

Check for:

  • Damaged shingles.
  • Missing shingles.
  • Clogged water drains. If your drains are clogged and rain also falls with the storm, you are risking water buildup that could enter your home and cause water damage.

Other considerations:

  • Bring all pets indoors.
  • Stay indoors.
  • Keep away from skylights and windows.
  • Close your drapes and curtains.

Dallas Hurricane Preparedness Checklist

6/7/2018 (Permalink)

Boarding up windows for Dallas Hurricane Preparing your home against wind and water damage should happen before the storm arrives.  (Photo credit: FEMA)

The best time to prepare your property for an incoming storm or hurricane is before a storm hits. If your area is a flood zone and has a probability of being affected by a hurricane, don’t wait -- take action now.

Flood Zones

Flood zones are areas defined by FEMA.  Do you know if you’re in a flood zone? Check out FEMA’s Flood Map Service Center to find out.  Just put in your home or business address.

If you’re in a flood zone, consider getting flood insurance.  Many regular homeowners insurance policies do not cover damage caused by rising water.  Contact your insurance company to know exactly what is covered and what more you can do to protect your home in case of storm damage.

Hurricane Preparedness Kit: Buy Early

As you prepare your home for a hurricane, know that many other people will, too.  It’s best to stock up early to avoid a run on supplies. Home hardware stores and other retail stores tend to run out of food and supplies as many people in the community rush to prepare.

Don’t depend on your local store being able to restock soon.  If roads are damaged or flooded, stores may not be restocked frequently or at all throughout the duration of the storm.  This was very common during Hurricane Harvey when our own cleanup and restoration crews had to purchase and load our supply trailers with items from Dallas due to a shortage in Houston and Galveston.

Types of Dallas Hurricane Damage to Prepare For

Wind Damage

Wind damage is damage to your property that is caused by wind.  The wind does not have to be caused by a hurricane or a tornado.  There are times when places around the nation have wind storms.

There are a few things to consider when thinking about wind damage.

Damage caused to your property directly by the wind.  Wind may blow out your doors, windows, and even damage your roof.  The most vulnerable areas double doors, large windows, and windows with multiple panes.

To do: Reinforce doors and windows.  Many people choose to board up their windows.

If you do not have permanent wind shutters, strongly consider building some onto your property.

Windborne debris.  When the winds are strong, they are likely to pick up items from the street or backyards and blow them around.  This is when you see trampolines landing on a neighbor’s roof and destroyed potted plants. Go outside to your yard and see what is not anchored down -- how much damage could that object cause if the wind picked it up and hurled it at your home?

To do: Anchor outdoor objects or bring them inside.

Trees.  If any tree on your property broke due to the wind, would it hurt your home?  We have been called to many tree damaged properties where trees weighing hundreds or thousands of pounds have had to be removed off a property.

To do: trim branches that are likely to snap.  Talk to a lumberjack about removing large trees.

If you are interested in buying or building a storm shelter, make sure it meets ICC 500 Criteria.

Wind Damage Checklist:

  • Purchase window and door board up materials.
  • Have your roof inspected and loose shingles fixed.
  • Anchor items outdoors that may be picked up by the wind.
  • Trim your yard’s trees.

Dallas Water Damage Restoration and Flood Damage Repair

With enough time, water will find a way to get anywhere.  However, there are still steps to make your property more flood resistant such as:

  • Clean gutters and drains.  When its raining hard, the water needs to have a place to go.  If your storm drains and gutters are clogged, that water will pool on your roof and eventually find its way into your home.
  • Water alarms and sump pumps.  A water alarm rings its siren when it comes into contact with water.  This won’t fix your problem, but it’ll give you a chance to know something is wrong and try to fix it before it gets worse.  A sump pump may help you remove water to lessen the damage.
  • Install “check valves” in your sewer line to prevent flood water from backing up into your drains.
  • Elevate your water heater and electric panel if the areas they’re in are susceptible to flooding.  If your electrical system has been compromised by rising water, the water damage restoration company you use may choose to not use your home’s electricity to run machinery until it’s been checked out by a professional.  This may not sound like much, but finding service professionals during a storm isn’t always easy.

Water Damage Checklist:

  • Buy sand packs if your yard is prone to flooding.  Put them at the base of doors.
  • Clean your gutters and drains.
  • If you have french drains, make sure they are not clogged or prone to clogging.
  • Purchase a water alarm and sump pump.
  • Install check valves in your sewer line.
  • Elevate your electrical panel if it's too close to the ground.

Contents and Household Items

If your property is prone to flooding and you have a second story, consider moving your valuables upstairs to keep them from being damaged.  During Hurricane Harvey, we met many homeowners who saved their home’s contents by doing exactly this.

Contents and Household Items Checklist:

  • Moving blankets
  • Tape
  • Hand truck

Have a Home Supply of Hardware and Tools

Have extra plywood, plastic sheeting (we recommend 6mm), duct tape, and sandbags to protect your property.  Must have tools to have on hand include a flashlight and a multi-purpose tool.

Home Supply Checklist:

  • Extra plywood
  • Hammer
  • Nails
  • Plastic sheeting - 6mm
  • Duct tape
  • Flashlight with extra batteries
  • Multi-purpose tool
  • Work gloves
  • Protective eyewear

Other Emergency Preparedness Considerations

  • Build a hurricane emergency supply kit
  • Build a DIY first aid kit
  • Prepare a home inventory of your household items
  • Create a family communications plan
  • Sign up to receive alerts from your county’s office of emergency management and FEMA
  • If you have a disability, consider signing up for the Texas Emergency Assistance Registry Program (STEAR)

Dallas Storm Watch versus Warning

5/8/2018 (Permalink)

List of SERVPRO Storm Damage Services in Dallas SERVPRO offers storm damage cleanup in Dallas, TX. We are available for 24 hour emergency dispatch.

We hear these terms on TV and read about them online, but what really is the difference between a storm watch vs a storm warning?

Knowing what weather terms mean can help you prepare your home and family for any type of weather event.  The best time to learn them is before any emergency happens.

FORECAST

A forecast tells you what meteorologists think is likely to happen.  A forecast may tell you that storms are possible but not they’re not yet confirmed.  The best action to take with a forecast is just to keep in mind and keep up with the news in case something stronger develops.

You can stay up to date with future weather forecasts by downloading many free weather apps on Android or iOS.  Make sure you opt for free alerts on your phone or tablet.

Storm WATCH

We remember what a storm watch is by thinking, “We are watching to see if the storm comes towards us.”

A storm watch means conditions are favorable for severe weather, but will they actually happen?  We don’t know, but the likelihood is yes more than no. Storms are either developing now or will develop.

Pay close attention to the weather forecast and be ready to take action.  This is a great time to prepare your house if forecasts are calling for a strong storm.

  • Tie down or bring in outdoor items that can go airborne.
  • Clean out your gutters to prevent water from pooling on your roof.
  • For serious storms, consider boarding up your windows.
  • If a possible tornado is on its way, make sure your safe room is ready.

Storm WARNING

A storm warning means severe weather is occurring or is imminent in your area.  It’s actually happening! Do not delay. Take action now to keep your family and pets safe.

What do I do if severe Dallas weather is coming?

  • Have a plan for shelter in place.
  • Where will you place your family?
  • What about your pets?  Bring them indoors.
  • Choose a place without windows nearby.  We recommend bathrooms or large closets that are not touching outer walls.
  • Be ready to live without electricity for a while.
  • Make sure you have clean water and food that does not need to be refrigerated.  A refrigerator only keeps food fresh for up to 4 hours if it stays closed.
  • Have fully charged flashlights ready.
  • Have the means to check the weather forecasts.  A battery-operated radio is a great idea.
  • Charge your phones.
  • Put your mobile phones on their charger prior to the storm to be sure you can make calls in case of an emergency.
  • If you have extra portable batteries, considering charging those as well.
  • Just remember -- during severe weather, your cell phone may not work very well.  If you have a landline, that may be your best bet.
  • Carry your DIY first aid kit with you in case of small cuts.
  • Know where your emergency preparedness documents are.
  • Make sure your gutters are clean to avoid water pooling and that you have a working drainage system for your yard.
  • Is everything outside tied down?  If you have a loose bike or lawn furniture outdoors, bring it in or make sure it’s attached to the ground.  Don’t let your backyard debris get windborne.
  • If the storm is severe, consider boarding up your windows to prevent wind damage.

Yet, when there is a winter storm in Dallas, we see a sharp increase in properties that experience storm damage.  From flooded homes due to frozen water pipes bursting, to fire damages caused by portable heaters, we are always ready to help.

SERVPRO of North Irving is always active during Dallas storm damage situations.

Water damage restoration is usually caused by frozen water pipes that have burst.

Fast water removal is important to prevent further damage to your wet items.  This is why we are available 24 hours a day, every day of the year, to start your Dallas water damage restoration.

When we arrive, we will inspect your property and determine the extent of the damage.  We will also determine the water category. If the water is Category 2 or Category 3, we will spray sanitizer on all affected areas.

Then, we will perform water removal services.  Our technicians will either use a truck mounted pump or other water extraction equipment to remove the water quickly.  Moving furniture in affected rooms will likely be necessary to reach every area of the room. If the rooms are carpeted and affected by Cat 2 or Cat 3 water, both the carpet and the pad may have to be removed.

When all standing water is gone, we will place drying equipment in your home.  Our equipment will be strategically placed and other modifications will be made to your room to ensure our drying process is effective.

Every day afterward, a technician will stop by your property for an equipment check.  This means we will:

  • Monitor all equipment to make sure it’s working effectively.
  • Monitor the atmospheric conditions of your property to make sure the humidity and temperature are conducive to drying.  We do this to prevent mold growth.
  • All data is recorded and sent to your insurance adjuster to validate our drying process.

Fire Damage Restoration

Fire damages are common during the winter months in Dallas Texas.  Many of them are caused by improperly used space heaters or fireplaces.  The holidays also see an increase in oven fires and kitchen fires.

Even when a fire hasn’t happened, smoke damage restoration is necessary when candles and fireplaces are not watched carefully.

Regardless of the reason for the smoke and fire damage, we provide:

Full Service Fire and Smoke Restoration Process

We are one of the few fire damage restoration companies in North Texas that is full service.  We do everything from cleaning and restoration of your property and everything inside of it, to reconstruction, to 24 hour emergency response service.  We are have honed our fire damage restoration process after 30 years of experience.

Emergency Roof Tarp

We will tarp the fire damaged portion of your roof using thick, weatherproof plastic.  This will prevent further precipitation from entering your home until the roof can be permanently fixed.  Our reconstruction division will contact your insurance company and request permanent roof replacement.

Board Up

We will board up any damaged portion of your property like doors and windows.  This will prevent precipitation from entering your home, deter theft, and keep unauthorized persons from entering your property.  If our team cannot perform a board up due to bad weather, we will hire a 24 hour live security guard to monitor your property.

Temporary Fencing

We can install a temporary fence around your property to deter the public from entering and provide an extra layer of security.

Security Guard

Sometimes it’s not possible to perform emergency boards ups or install temporary fencing.  This may be true in the middle of a storm, for example. When this situation happens, we will assign a security guard to protect your property.  After the storm cleans, our technicians will provide emergency services.

Moving Services

Moving services are often necessary after a fire damage.  This is especially the case when the majority or entire property has been affected by smoke and soot.

We will pack out your property’s household items and take them to our facility where they will be cleaned and stored.  Once your property has been cleaned and reconstruction is complete, we will deliver the items back to you. If you have the need to live in a temporary residence, we are also glad to deliver your items there.

Storage

When moving services are needed, we will provide storage space to keep your items safe until they can be returned.

Textile Cleaning

If you have textiles that have been affected by Category 2 Water or Category 3 water, they will be taken to our facility for cleaning.  Textiles include clothing, plush animals, and shoes. We can also clean clothing that requires smoke odor removal, soot removal, or mold removal.

We are one of the few Esporta certified firms in North Texas.  Our business will pack your damaged clothing and take it back to our in house cleaning facility.  Our Esporta cleaning technicians have cleaned thousands of pieces of clothing with a success rate of over 85%.  This rate of success is among the highest in the clothing cleaning industry.

Most of our customers need some of their clothes back immediately to continue living their day to day life.  We understand this need, which is why priority clothing can be cleaned and returned in as little as 72 hours.  The rest of your wardrobe will be cleaned and kept in storage until you can receive your entire delivery.

What to do: Waiting For Dallas Storm Damage Repair

12/26/2017 (Permalink)

Flooded home in Dallas SERVPRO is a Dallas based emergency restoration services company. We are a trusted leader in Dallas storm damage.

What to do: Waiting For Dallas Storm Damage Repair

In the event of a major DFW storm, there may be an inundation of calls to emergency restoration service companies.  These types of storms are usually related to water damage like storm surges, flooding or an extreme winter event.

Although rare, when these events happen, you may have to wait until a company can visit your property and start emergency restoration services.

If you have no option but to wait, consider the following:

What To Expect from an Emergency Restoration Service Company

  • A work deposit is not necessary.  Our policy is to not charge a customer until work has been completed.  Unless your loss is due to rising water (like a hurricane) and there is a question about insurance coverage, we will not ask for a deposit to begin work.  We have worked with many clients who have previously put down a deposit with another company only to find that it will take them days to work on their home.  For us, this is an unacceptable way to care of a customer. While we will ask for a secure form of payment, we will not charge you until work has been completed.
  • Honesty about their Timeline.  While there may be a handful of other customers in front of you waiting for service, a professional emergency restoration company will be honest with you about the wait and keep you updated.  They should not promise to be there in a couple of hours and then fail to show.
  • Professional Equipment.  If a company shows up without professional equipment, consider looking elsewhere for service.
  • Experience and a Proven Record.  You may encounter companies offering their services door to door.  While this isn’t unheard of when an entire neighborhood has been affected, you still want to make sure the company they are representing has a proven track online.  If you can’t find them on the internet, consider passing on their service. Ask them:
    • How will you help me process my insurance claim?
    • How will you keep my property safe?
    • How will you dry my property?
    • How will you know when my property is dry?
    • Are your technicians certified to remediate water damages? By whom?
    • Who will be my main point of contact?
    • Can I call you 24/7?
    • What is your website?

Storm Damage To-Do: Right Now

While you’re waiting for emergency service, it’s important to stop the water from spreading to every area of your home.

  • If possible, shut off the source of water.  You can do this at the shutoff valve in your home or on the street.  We understand this is not possible during flooding situations, but it may be possible if your weather emergency involves a frozen pipe leaking.
  • Call us to request emergency services.
  • Call your insurance provider to begin your claim.

Storm Damage To-Do: While You Wait

  • Move children and pets to a safe, dry space.
  • Be careful as you walk from wet surfaces to dry; injuries from falling on slippery surfaces is common.
  • Elevate items that can be damaged by water off the ground.  Rising water is considered to be grossly contaminated. Do not lift items that are too heavy to lift safely.
  • If the room is safe, mop or blot water.  Do not use your home vacuum, especially if the water is high enough to reach your electrical outlets.
  • Stay away from any rooms with sagging ceilings.  This means there is a chance of ceiling collapse.
  • Leave wet appliances shut off.
  • Put aluminum foil or wood blocks between your wooden furniture legs and carpet.  This will help prevent the stain on your furniture to permanently transfer to your carpet.
  • Remove all colored rugs from carpeted areas to prevent dye transfer.
  • Gather loose items off the floor.  This will create a safer walking environment.
  • If your roof or windows have been damaged, stay away from the area.

Honest and reliable companies will arrive prepared and provide you with a straightforward and easy-to-understand explanation of what the water damage restoration process will be.  They will have a plan in place and know exactly what steps to take. They should also be easy to reach at all times, even at 3 A.M. They will also be very easy to find online and have a professional and thorough website.

Dallas Winter Storms: Making an Emergency Kit

12/23/2017 (Permalink)

Sheet of Ice on top of Dallas SERVPRO Van SERVPRO is a water damage restoration and fire and smoke damage restoration company in Dallas Texas.

Winter Storm Preparedness

Winter Storm Preparedness in Texas may not be a consistent need.  For the last few years in Dallas, our winter weather has consisted of just a few days of freezing temperatures affecting us.

Nevertheless, one important thing we’ve learned in our business is: never say never.

Our office and employees must be prepared for any sized disaster, no matter what.  After all, we can’t respond to cold weather calls like emergency floods if we’re in the middle of an emergency ourselves.  This is why when the weather forecasts is calling for below freezing temperatures, we prepare our office, vehicles, and homes for the weather.

To be prepared for a possible winter storm, consider items we have in our own preparedness kits.

Dallas Vehicle Winter Preparedness Kit

This kit supposes that an emergency may include being stranded for any reason and you have to wait to be helped.

  • First Aid Kit
  • Blanket, wrapped in a plastic bag to keep clean
  • Mittens, Hats, Jackets, also wrapped in plastic bags
  • Cell Phone Charger
  • Flashlight
  • Extra batteries for flashlight
  • Ice Scraper
  • Flares
  • Tow Rope
  • Kitty Litter
  • Full Tank of Gas (or Full Electric Charge)
  • Spare Tire
  • Jumper Cables, 8ft 10 gauge
  • Pet food, if traveling with pets
  • Pet leash
  • Bottled water
  • NOAA Weather Radio

If you’re heading out during winter storm conditions, remember to prepare yourself personally.  Layering warm clothes helps you keep your body heat and keeps your body protected from the cold.

If you are not physically well, avoid overexertion.  Many heart attacks occur as a result of people attempting cardio intensive activities like shoveling snow.

Home Winter Preparedness Kit

This kit is helpful if the power goes out of your neighborhood and you have to wait for it and your heater to come back on.  This is not a kit for homes that live where there is consistent, heavy snowfall.

  • First Aid Kit
  • Blankets
  • Mittens, Hats, Jackets
  • Cell Phone Charger (battery packs, pre-charged)
  • Flashlight
  • Extra Batteries for Flashlight
  • Food that does not require cooking (for humans and pets)
  • A can opener
  • Spare Water (in case your pipes are frozen)
  • Radio, battery operated (NOAA Weather Radio)

Other Home Winter Preparedness Considerations

  • Do you know what to do to keep your pipes from freezing?  Keep the temperature in your home above 60 degrees Fahrenheit.  Make sure to turn on your central heat or individual heaters. Be careful with kerosene heaters and other standalone heating elements.  Then, open your cabinet doors to allow the warm air to warm the pipes. For outdoor pipes, keep them covered with insulation. If you still have a water damage as a result of a burst pipe, know what your next steps are to handle the water damage.
  • Know where your water shut off valve is.  If you get a leak that you don’t know how to control, it’s useful to shut off the water to your entire home until help arrives.  Many water shut off valves are inside garages. Others are outdoors near the street.
  • Know which circuit breakers control parts of your home. If you overload a circuit, your circuit breaker will flip off the switch that controls power to that portion of your home.  Fix what was causing the overload and switch it back on.
  • Know where the gas shut off valve is.
  • Keep carbon monoxide poisoning alarms working and around your home.  Test them every month.
  • Get your fireplace checked once a season.  This will prevent clogs that could cause a smoky fireplace.  Do this to avoid needing fire and smoke odor removal services.
  • Have phone numbers of emergency response companies.  Other than the fire department and police departments, also have numbers for local companies whose help you may need.  Examples include: your electric provider, water provider, plumber, electrician, and a fire and water emergency company.

Keep up with the Weather Forecast

Don’t be caught off guard by a winter storm or below freezing temperatures.  Keep your eye on the weather and be prepared to take action.

Winter Storm WATCH

We remember what a storm watch is by thinking, “We are watching to see if the storm comes towards us.”

A winter storm watch means conditions are favorable for severe weather, but will they actually happen?  We don’t know, but the likelihood is yes more than no. Storms are either developing now or will develop.

Winter Storm WARNING

A winter storm warning means severe weather is occurring or is imminent in your area.  It’s actually happening! Do not delay in preparing your home, family, and pets.

Winter Storm Preparedness: How to Prevent Frozen Water Pipes

Winter storms don’t happen very often in Dallas, but, like the old saying goes:

“If you don’t like the weather, wait five minutes.”

The National Severe Storms Laboratory categories a winter storm as having

  • Snow
  • Sleet, or
  • Freezing rain

In Dallas, we can see any of this type of precipitation for just a few days out of the year.  Those days matter! When the temperature is below the freezing point and precipitation is in the forecast, that’s when office receives dozens of water damage calls per day.

Pipes Freezing

A water damage during a winter storm usually happens when your pipes freeze.  When water freezes, it turns into ice. As it turns into ice, the space that the water takes up in the pipe gets bigger.  The bigger the expansion, the more pressure that is created inside the pipe. Some pipes may just get bent out of shape, but others will eventually break.

The pipes that are most likely to freeze are those outside the home that are exposed to the cold air.

Other vulnerable pipes are those indoors that don’t have access to heat, like those under your kitchen cabinets or in the garage.

How to Keep Pipes from Freezing in Dallas

The best way to handle a water damage is to never let one happen.  Although we have seen some pipes still burst even after precautions were taken place, the damage that resulted was considerably less.  You can’t always prevent things from happening, but you can always be prepared.

  • Before temperatures reach freezing, insulate exposed and vulnerable pipes.  You can do this by installing pipe sleeves or even wrapping the pipes with newspaper.
  • Close the garage door to prevent cold air from coming in.
  • Open kitchen and bathroom cabinets to allow warm air to circulate around the pipes.
  • Keep your home heated above 55 degrees Fahrenheit.
  • Keep an eye on the weather forecast.  Are below freezing temperatures coming your way?  It’s easy to keep up with the weather these days. We recommend you download any weather app at the Play store or App store.

Still Need Water Damage Services?

If your pipes still freeze and you have a water damage, give us a call immediately.  A water damage that is not taken care of within 48 hours has a high probability of causing mold damage.

  1. Don’t delay.  Call us as soon as you notice your water damage.  The longer water stands in a structure, the more it will soak into the floors and walls of your home.  As soon as you call, we will schedule a crew of technicians to travel to your home and begin remediation.
  2. Cut off the water source, if possible.  There are usually water turn off valves for homes in garages.  They are also usually available somewhere on your lawn.
  3. Get contents off the floor.  Many homeowners rush to put down towels to stop the water flow, and that’s okay.  Towels can easily be cleaned at our cleaning facility if need be. What you want to look out for are small fragile textiles or objects on the floor that can be damaged by water.  Examples include rugs, shoes, and anything else that is light enough for you to carry.
  4. Begin documentation.  Take pictures where you see the water coming from.  Then, take pictures of all the affected areas. Make note of the time this is taking place.  While our technicians will also take the same documentation, it's important to start documenting as soon as possible to prove your loss to your insurance company.

Water Damage Remediation Process

24 Hour Emergency

As soon as you see the signs of a water damage, give us a call.  We have a 24 hour line for all emergency water damage services. Our technicians are ready for dispatch 24 hours a day every day of the year.

Assessment

When our technicians arrive, they will assess your property and determine the source of the water damage.  When the water is cut off, they will begin water extraction.

Water Extraction

Please be aware that we may have to move some furniture and lift or remove carpet and pad to reach as much water as possible.  It’s important to perform water removal in all affected areas to prevent secondary damage to your home.

Sanitation

If we are dealing with a Category 2 Water or Category 3 Water Damage, then the water has a high likelihood of containing microbial contamination.  In these cases, we will remove carpet, pad, and also sanitize all wet areas. Our spray is a biocide and fungicide to kill microbes on contact. It also helps prevent mold damage.

Water Cleanup Equipment Placement

We will come prepared with professional drying equipment.  We will set air movers and dehumidifiers in strategic places around your home to start the drying process.  Our equipment must run 24 hours a day to be completely effective. The purpose of the equipment is to control your home’s humidity and help everything dry as quickly as possible.

Drying Monitoring

Our technicians will visit your home every day to check on the equipment’s efficiency and record data to monitor the drying process.  This data is sent to your insurance adjuster. We will move equipment or remove it completely as we reach drying goals.

Water Damage Repair

If any part of your home was permanently damaged due to the water damage, our reconstruction team will come in and rebuild it.  We will restore your home to the way it was before the damage.

Does Homeowners Insurance Cover Water Damage?

From our experience, most home insurance does cover water damage.  However, it’s important that you check with your insurance company to make sure.  If you decide to file a water damage claim, you will be assigned a Job File Coordinator from our office.  This person will guide you through the insurance claim process and work every day with your insurance adjuster to get different portions of your claim approved.  If you have any questions, we’ll always be here to help!

SERVPRO has worked with all insurance carriers.  We have helped thousands of homeowners navigate the insurance claim process, and we’re glad to help you, too.

Water Damage Certification

Trust a company with trained and experienced technicians.  Our employees begin their career with us by first passing the SERVPRO water mitigation training.  Then, they advance to earn their IICRC Water Damage Certification. The IICRC is an independent certification body for the restoration industry and a trusted leader in water damage training.

Our technicians are trained and ready to help you now.  We are the water damage restoration experts you can trust.

Hail Damage Repair After Dallas Storm Damage

12/17/2017 (Permalink)

SERVPRO of North Irving is a Dallas Storm Damage Restoration Specialist. We are available for 24 hour emergency service.

Hail Damage Repair After Dallas Storm Damage

During Spring of 2016, North Texas got hit with a major hailstorm.  SERVPRO of North Irving responded to the city of Wylie, Texas, where softball sized hail and strong winds damaged many homes and businesses, especially their roofs.

In a matter of hours, we were placing emergency roof tarps and board ups on damaged properties.  While it’s impossible to prevent hailstorm damage to our homes, you can still be prepared.

Hailstorm Preparedness

Before the Storm

  • Do you know what your property insurance covers?  Check out your policy and make sure you know your deductible.  You want to be sure you can cover your deductible in case of an emergency.  If you’re not sure about your hailstorm coverage, give your insurance company a call if you have any questions.
  • Keep up with weather forecasts.  Turn on your local news, download a free app from the Google Play Store, App store, or visit any national weather website.
    • A storm watch means the conditions for a hailstorm are right, but no one is absolutely sure if one will really happen or not.  Keep an eye on the forecast.
    • A storm warning means a hailstorm is approaching and you need to take shelter.
  • If you have items outdoors that you don’t want to get damaged, bring them inside or put a protective covering on them for the duration of the storm.  This commonly includes glass outdoor furniture and vehicles.

Reducing Hail Damage

Being proactive is always the best way to prevent storm damage.  If the forecast is calling for a possible hailstorm, take a look at your roof or call us for a roof inspection.  Taking care of your roof’s problems may prevent serious damage from the storm, such as a badly damaged roof, water intrusion, and an indoor water damage.

Look out for:

    • Damaged shingles.
    • Missing shingles.
    • Clogged water drains.  If your drains are clogged and rain also falls with the storm, you are risking water buildup that could enter your home and cause a water damage

During the Hailstorm

During the Wylie, Texas hailstorm, we saw baseball sized hail.  During Dallas Texas storms, we can see any size hail. These balls of ice can fall between 50 to 100 miles per hour.  The velocity mixed with size is what will determine the amount of damage.

If a hailstorm is happening, keep these safety tips in mind:

  • Bring all pets indoors immediately.
  • Stay indoors!  If a piece of hail can break through your roof, it can also hurt you!
  • Keep away from skylights and glass objects that the hail is hitting.
  • In case a window breaks, close your drapes and curtains.  It won’t prevent damage, but it’ll help prevent the broken glass from spraying into your room.

After the Hailstorm

We are ready to respond to any home or business in Dallas Fort Worth.  For the safety of our technicians, we must wait for the storm to pass to begin emergency services.  However, giving us a call while the storm is progressing will allow us to prepare and be ready as soon as it’s over.

As soon as you notice damage to your home, give us a call.

Our 24 hour emergency line is (972) 986-7677.

DFW Storm Damage Services

We are a full service storm damage restoration company.  We can provide you with the following services:

  • Emergency Roof Tarp

We will tarp your roof and skylights with thick, waterproof plastic sheeting to prevent any weather from getting inside your home and causing more damage.  Many insurance companies will not cover secondary damage that is caused by neglect on the behalf of the property owner. Secondary damage includes water damage and mold growth.
  • Board up Services

If any other part of your home was damaged by the hail, we will perform board up services.  We commonly see broken windows and glass sliding doors.
  • Water Damage Restoration

If any water has gotten into your home from the storm, we will immediately perform water removal services.  Our technicians will also place professional drying equipment and begin monitoring your property. Mold growth can begin as quickly as 48 hours after water intrusion, which is why we are available for water damage restoration services 24 hours a day.
  • Insurance Claim

We will document all damage to your roof and interior of the home.  All documentation will be forwarded to your insurance provider to support your claim.  A Project File Coordinator will be assigned especially to your file. It’s their job to bridge communication between you and your insurance to make sure you’re taken care of.
  • Reconstruction and Roof Restoration Service

A Reconstruction Manager will be assigned especially to you.  They will inspect the damage to your roof and create an estimate to rebuild it.  They will work directly with your insurance provider and rebuild your roof once your claim is approved.
  • Full Service 3 Expert Team

You will be assigned our Full Service 3 Expert Team.  This means that if you ever have a question or concern about your project, one of the three experts that are managing your job will help you from beginning to end.  They include:
    • Project File Coordinator - this person works directly with your insurance company to make sure your claim is processed.  They handle all documentation.
    • Restoration Manager - this person performs all restoration services your property needs, from debris removal to cleaning and water damage restoration.
    • Reconstruction Manager - this person rebuilds any portion of your property that was permanently affected.

Texas Strong: Hurricane Harvey

12/14/2017 (Permalink)

Graphic design of texas strong "harvey can't mess with us" Logo by the "Harvey Can't Mess With Texas" Relief Concert.

Cat 4 Hurricane

We were watching the news as Hurricane Harvey headed for Houston.  We hoped it would weaken as it approached land, but forecasters warned of the storm strengthening.  The thought of Houston being hit with a Category 4 Hurricane seemed like it out of the question, but in our industry, we know better than to say, “That’ll never happen to us.”

So, we prepared.

We are SERVPRO, and our offices are in Dallas, Texas.  Houston is about a four-hour drive southeast of us.  In the days leading up to Hurricane Harvey, our office was divided.  Some of us were working on emergency damages around North Texas.  Others were busy at the office, readying vehicles and trailers and loading them to the brim with supplies.

All of us had our minds on Houston, Corpus Christi, and Rockport.  We began to receive phone calls from family, friends, and colleagues down there.  Evacuations began.  We prepared our homes up here for those who would be displaced.

For hours, our office searched for open hotels for our crews to stay.  The ones that were still open were full.  Others couldn’t guarantee there would be anyone there when we arrived.

So, we packed tents.

We told our families we were headed for Houston, and then we left.

A SERVPRO from the Houston community gave us a call and offered our technicians to sleep in his warehouse.  Streets were still accessible to their office for the moment, and that was all the space they had left.  It was a plan.

For over a month, our technicians worked 12 to 15-hour days, 7-days a week.  The schedule was simple and repetitive: get up at 6, work until 6, plan and verify the next day’s schedule, eat, sleep, repeat.  We responded to every call we received, visited homes, sucked out water, dried, and treated properties.  Back home in Dallas, our North Texas crews did the same to compensate for the work their Houston-bound teammates would normally take care of.

We are grateful to every first responder that bravely faced the storm and saved people’s lives.

We are grateful for SERVPRO offices from around the nation that left home and came to Texas.

We are grateful for the many organizations in our state and Louisiana that lent a hand and are continuing to help today.

Harvey arrived on August 17, 2017.  Our company continued working on homes in Houston, Corpus Christi, and Rockport until a few weeks ago.  It is now December.

“Texas Strong” was on our lips as rebuild efforts began.  It still is today.
