When the water heater in their home began to leak in the attic, it wasn’t immediately noticeable.  The leak was small--just a few drops a day. When the homeowner’s noticed a brown spot on their ceiling, they went up to the attic to check out the situation only to find a colony of mold growing.  

The attic created a perfect environment for mold infestation.  Mold loves to grow in an environment that is warm, moist, and mostly undisturbed. The small leak from the water heater wet the surrounding insulation and fed the mold’s growth.  When we arrived, the water had caused ceiling damage, wet the attic’s studs, and the mold had spread feet beyond the water heater.

It’s not unusual for a situation like this to happen.  After all, life happens. The last thing people are usually thinking about are water heater leaks and regular maintenance.  When water heaters leak, it can sometimes come as a pouring stream that is noticeable in just a few minutes. Those are the cases where we see so much water that a ceiling collapse is the nasty surprise a homeowner gets.  In most cases, leaks are small and take weeks or even months to be noticed.

In a situation like this, there are actually two different types of jobs and specialties that our technicians are called to do.  The first is water damage restoration and the second is mold remediation.

The first step to take is to make sure the source of the water leak has been taken care of.  This often means cutting the water off to the water heater, taking it out, and replacing it.

Water removal is the next step.  If any has pooled, it is extracted.  Any water that has leaked into the floor below is also removed.  After the water is gone, we use thermal imaging to inspect the attic and find all the moist spots that need drying.  

Our technicians install commercial-grade drying equipment and proceed according to the SERVPRO Drying Plan.  Our plan has been refined with decades of research and experience. It is designed to dry a structure quickly and safely.  Drying helps prevent future mold problems and it also saves the property from secondary damage. Our equipment consists of dehumidifiers, fans, and other specialty equipment.  It is strategically placed around the area to achieve the results we need.

To help with dehumidification efforts, a temporary tarp is also installed.  We cannot reconstruct the ceiling until the water damage has been completely taken care and all mold remediated, so temporary tarping is installed to bridge the gap.  

Our technicians visit the area once a day to monitor the atmospheric conditions of the property.  They take readings and move the equipment as necessary. These drying logs are sent to your insurance adjuster to validate our drying process.  A copy of the logs is always available to the homeowner upon request.

When the water damage restoration is happening, we work on the mold remediation at the same time.  First, all the wet insulation in the attic has to be taken out. If the insulation is infested with mold, our mold workers will set up containment and work within.  Containment is an important step to take because it prevents mold spores to travel to unaffected areas of the attic and continue to grow. With containment, we also install HEPA vacuums to catch any errant airborne spores.  If any attic studs have been affected, we check the damage and either remediate them or demolition as needed. Anything that has to be removed from the home is later rebuilt by our reconstruction team.

Because the ceiling is affected during these instances, the parts of it that have been permanently damaged have to removed.  Our technicians cut around the damaged spots and leave only what is dry and structurally secure.

While we are working on our mold inspection, we check behind walls for any mold that is hiding.  In the case of this home, we found a small portion growing behind a wall that had to be taken care of.  This area was also contained, and more HEPA vacuums were installed.
